How far is Boerne from San Antonio?

Boerne is roughly 31 miles northwest of San Antonio on Interstate 10, a 30-to-45-minute drive to downtown depending on traffic. Boerne is the county seat of Kendall County, not part of the City of San Antonio and not in Bexar County, so different ordinances and a different appraisal district apply.

The distance

About 31 miles, northwest, on I-10 (City-Data, Boerne). Boerne's ZIP codes are 78006 and 78015. City Hall is at 201 East San Antonio Avenue, Boerne, TX 78006.

Thirty-one miles is the straightforward part of the answer. The rest of this page is about what that distance does and does not buy you.

Drive time is not a single number

30 to 45 minutes to downtown San Antonio, depending on traffic. The spread is the useful information, not the midpoint.

I-10 southbound out of Boerne runs clean until it meets the Loop 1604 interchange and the growth on the northwest side of Bexar County. That is where the variance lives. The same trip is a different trip at 7:15 a.m. than at 10:00 a.m., and a different trip again on a Friday afternoon.

Practical advice that costs nothing: before you make an offer, drive the exact route from the exact house at the exact hour you would actually leave. Twice. A commute you can tolerate on a Saturday tour is not the commute you bought.

Where in San Antonio you work matters as much as the mileage. The I-10 corridor and the northwest side are the easy version of this commute. The far east or south side of Bexar County is a materially longer trip than "31 miles" suggests, because you cross the whole metro to get there.

Boerne is not a San Antonio suburb in the legal sense

This is the part that costs people money.

Boerne is an incorporated city and the county seat of Kendall County. San Antonio is in Bexar County. The consequences:

  • Your appraisal district is Kendall Appraisal District, not Bexar CAD. Homestead exemption applications and appraisal protests go to Kendall AD. A buyer relocating from a San Antonio address who files with Bexar CAD out of habit can lose the exemption for that tax year, and the Texas exemption deadline is before May 1, with the owner required to have owned and occupied the home as of January 1 (Texas Comptroller).
  • San Antonio ordinances do not govern Boerne. The clearest example is short-term rentals: Boerne regulates STRs under its own Ordinance No. 2023-09, with its own permit fee, inspection rule, insurance minimum and block-face spacing requirement (City of Boerne). Researching San Antonio's STR rules and then buying in Boerne means reading the wrong rulebook.
  • Your taxing units are different. The 2025 adopted rates per $100 of taxable value inside the city limits are Boerne ISD 1.0109, split 0.6969 M&O and 0.3140 debt (Kendall County); City of Boerne 0.4716 (Kendall County); and Kendall County 0.377 (Kendall County). Any special district on the parcel adds its own line.
  • Sales tax is 8.25 percent — 6.25 percent state, 1.50 percent City of Boerne, 0.50 percent Kendall County (City of Boerne). Same total as much of San Antonio, different recipients.
  • Schools are Boerne ISD, not Northside ISD or any other Bexar County district.

"Thirty minutes from San Antonio" is a commute description. It is not a statement about which government you live under.

What sits between the two

The corridor between Boerne and San Antonio is not empty, and the towns in it are governed differently from each other too.

Fair Oaks Ranch sits on that northwest edge. It incorporated in 1988, had a 2020 census population of 9,833, and — the detail that catches people — its city limits span Bexar, Comal and Kendall counties (Wikipedia). Two Fair Oaks Ranch addresses can answer to two different appraisal districts.

Bulverde is on the other corridor entirely — Comal County, incorporated 1999, 2020 population 5,692, served by Comal ISD, with US 281 running through the east side (Wikipedia). It is closer to San Antonio's north-central employment, farther from I-10.

If your search is really "somewhere 30 minutes out of San Antonio," those are your other two candidates, and they are not interchangeable with Boerne on taxes, schools or jurisdiction.

Distance in the other direction

Boerne's distance from San Antonio is also what people are buying. It is far enough that the town has its own downtown, its own school district and its own county government, and near enough that a San Antonio job, a San Antonio hospital and a San Antonio airport are an ordinary drive rather than an expedition.

Towns that are only near — bedroom subdivisions with no independent center — do not hold value the same way. Towns that are only far do not draw the commuting household. Boerne is on both sides of that line, and that is priced in.

Before you commit to the commute

  • Drive it live, at your real hours, in both directions.
  • Check the specific address against the actual employer location, not against "San Antonio."
  • Confirm the parcel's county and taxing units on the appraisal record, not on the listing sheet.
  • If the property is outside city limits, confirm whether it is in Boerne's extraterritorial jurisdiction with the City of Boerne Planning Department, because some city rules reach into the ETJ.

Drive times vary and are not a guarantee. For exemptions, valuations and protests, Kendall Appraisal District is the authority for Boerne addresses; for zoning, permits and ETJ status, contact the City of Boerne Planning Department.
