Trails of Herff Ranch
Trails of Herff Ranch is a finished, affordable neighborhood inside Boerne city limits: 583 parcels on about 270 acres, 98% built out, median lot 0.138 acres, median Kendall CAD value near $388,000. Boerne ISD, Champion High. The filed management certificate states a working capital charge of the greater of $100 or 15% of sale price — confirm it.

Trails of Herff Ranch is one of the most practical buys in Boerne, and that is the whole point of it. It is inside the city limits, it is close to everything, the lots are small, the houses are conventional, and the prices are among the most approachable of any established neighborhood with a genuine Boerne address.
You get in off Herff Road near Highway 46, and the street names tell you the era: Cactus Flower, Cactus Pear, Brown Hawk, Cold River, Dusty Corral, Coyote Circle, Clear Water. Curving streets, sidewalks, front-loaded garages, young-to-middling trees.
The numbers
Kendall County Appraisal District parcel records show 583 parcels across roughly 270 acres, with 569 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 98% built out, this is a finished neighborhood — what you see is what it will be. That is worth something. You are not buying next to a future phase.
Lots are small and consistent: 10th percentile about 0.114 acres, median 0.138 acres, 90th percentile about 0.22 acres. Roughly a sixth of an acre is the norm.
Current Kendall CAD market values on improved parcels: median near $388,000, 10th percentile around $320,000, 90th around $480,000. That is the tightest and most affordable band of any established Kendall County neighborhood covered in this guide. These are appraisal-district values, not list prices.
Housing stock
Production-built single-family homes, predominantly from the 2007-2017 window, in one- and two-story plans. Three to five bedrooms is the normal range. Elevations are stone-and-stucco or stone-and-siding, standard suburban massing. You will not find custom architecture here, and you will not pay for it either.
Because the community filled in over roughly a decade in eight platted units, the older sections have mature landscaping and the later ones do not. Walk both before you decide which part you want.
Jurisdiction — inside the City of Boerne
Kendall CAD parcel records show the City of Boerne as a taxing unit on every parcel in Trails of Herff Ranch. This is genuinely inside the city limits — which means Boerne PD, City of Boerne utilities, city trash, and a city property tax line on your bill. That distinguishes it from the acreage communities out in unincorporated Kendall County, where you get a lower tax rate and no city services.
For most buyers looking in this price band, being inside the city is a feature, not a cost. City water and sewer beats a well and a septic field when you are on a sixth of an acre.
HOA — and the transfer charge that catches people
The HOA is mandatory. The association is the Homeowners Association of Herff Ranch in Boerne, Inc., managed by RealManage (TREC management certificate, recorded Kendall County, filed November 30, 2021). Note the legal name differs from the marketing name — you will see the neighborhood called "Trails of Herff Ranch," "Trails at Herff Ranch," and just "Herff Ranch." They are the same place.
The filed certificate discloses the closing costs, and one of them is unusual enough to flag: a $375 resale certificate fee, a $325 transfer fee, and a working capital charge of the greater of $100 or 15% of the sale price, due from the purchaser at closing.
Read that again. Fifteen percent of the sale price as a working capital contribution would be an extraordinary figure — far outside the norm, where working capital charges are typically a few hundred dollars or a couple months' assessments. Either this provision is being applied differently in practice than it reads, or it is a drafting artifact in the filing. Do not close on a home here without getting the actual working capital figure confirmed in writing by RealManage before your option period ends. This is the most financially significant unverified item in this guide.
The recurring dues amount is not disclosed on the management certificate — Texas only requires transfer-related fees there. Get the current assessment from RealManage directly.
Schools
Boerne ISD. A point inside the community returns Cibolo Creek Elementary, Capt. Mark Tyler Voss Middle School, and Champion High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
Worth noting: this is a Champion High School neighborhood, not a Boerne High School one, despite being closer to the center of town than several Boerne High neighborhoods. Boerne ISD's boundaries do not follow intuition. Confirm your specific address with the district, especially given the 2024 elementary boundary redraw.
Location and commute
This is the strongest argument for Trails of Herff Ranch. You are minutes from Highway 46, minutes from the H-E-B, and a short run to I-10. Downtown Boerne and the Hill Country Mile are close enough to be a normal Saturday rather than an expedition. Commuting into San Antonio is about as good as it gets from a Boerne address.
Amenities
Community pool, playground, sport court, and green space with a connected trail network. Modest, maintained, and appropriate to the dues level.
One item to verify: sources disagree on whether the community is gated. Kendall CAD shows the neighborhood inside the City of Boerne, which usually implies city-maintained public streets rather than private gated ones. Confirm before relying on it either way.
Who it suits
It suits a first-time or move-up buyer who wants a Boerne address, Boerne ISD schools, and city utilities without an acreage price tag. It suits someone who wants a finished neighborhood with no construction traffic. It suits a commuter.
It does not suit a buyer who wants land, privacy, or a view. On a sixth of an acre you will know your neighbors well. It does not suit someone looking for custom character or mature oaks. And it does not suit anyone who signs without first nailing down that working capital number.
