The Woods of Frederick Creek is a compact neighborhood on the west side of Boerne near Johns Road, close enough to downtown that it is one of the few modern subdivisions where walking to the Hill Country Mile is at least arguable. The street names lean hard into Boerne's German heritage — Bonn, Brunswick, Hagen, Kassel, Krieg, Kasper, Fischer, Benton, Chisholm — which is a nice touch in a part of town that earns it.

The numbers

Kendall County Appraisal District parcel records show 214 parcels across roughly 67 acres, with 207 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 97% built out on 67 acres, this is a small, finished neighborhood. Nothing more is coming.

Lots: 10th percentile about 0.14 acres, median 0.17 acres, 90th percentile about 0.28 acres. Small, conventional suburban lots.

Current Kendall CAD market values on improved parcels: median near $458,000, 10th percentile around $391,000, 90th around $540,000. That is a tight, accessible band — one of the more attainable neighborhoods in Boerne proper. Appraisal-district values, not asking prices.

Housing stock

Production single-family homes, with Armadillo Homes identified as the builder in secondary sources. Development dates to roughly 2010. Expect one and two-story plans, conventional elevations, attached garages, and small yards.

Because the neighborhood built out over a relatively short window, the homes are consistent in age and condition — most are now in the 12-to-16-year range, which is the window where original roofs, water heaters, and first HVAC systems come due. Factor that into an offer.

Jurisdiction — inside the City of Boerne

Kendall CAD parcel records show the City of Boerne as a taxing unit on all 214 parcels. Inside the city limits: City of Boerne water, sewer, and electric service, city trash, Boerne PD. This is a real advantage on a sixth-acre lot and it is one of the main reasons this neighborhood makes sense at its price.

HOA

The HOA is mandatory. The association is WFC Community Association, Inc., managed by RealManage (TREC management certificate, recorded Kendall County, filed May 9, 2022). Note the legal name — searching for "Woods of Frederick Creek HOA" may not find it.

The filed certificate discloses a $375 transfer fee and a $325 resale certificate assembly fee.

The recurring dues amount is not disclosed on the certificate. One secondary source states $150 per quarter, but that is unverified and we are not going to present it as fact. Confirm with RealManage directly before your option period ends.

We found no source confirming the neighborhood is gated, and its location inside city limits suggests public streets.

Schools

Boerne ISD. A point inside the neighborhood returns Fabra Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).

Confirm your specific address with the district. Boerne ISD redrew elementary boundaries in August 2024 when Viola Wilson Elementary opened, and this neighborhood sits close enough to the Fabra and Curington boundary that verification is worth the phone call.

Location and commute

This is the neighborhood's best feature. You are on the west side of town near Johns Road, minutes from downtown Boerne, minutes from Boerne High School, and a straightforward run to I-10. For a buyer who wants to be genuinely in Boerne rather than on the edge of it, this is one of the better-positioned modern subdivisions in the city.

Downtown is close. Whether it is walkable depends on which street you are on and how you feel about walking a mile each way — call it bikeable and honest.

Amenities

Minimal. We found no confirmed pool, clubhouse, or amenity center. The dues here are correspondingly modest, and the value proposition is location and price rather than facilities.

If you want a pool and a gym in the HOA, look at Regent Park or Esperanza instead — both cost more per month for the privilege.

Who it suits

It suits a buyer who wants to live close to downtown Boerne, inside the city limits, on full city utilities, at one of the lower price points available in town. It suits a first-time buyer, a downsizer, or someone who works in Boerne itself. It suits people who would rather spend their money on location than on amenities.

It does not suit anyone who wants acreage, privacy, or a view. It does not suit a buyer who wants a community pool. And it does not suit someone expecting a brand-new house — this stock is now a decade-plus old and priced accordingly.
