The Woods of Boerne
The Woods of Boerne sits directly across Highway 46 from Champion High School but is zoned to Boerne High School, with Dr. Ferdinand L. Herff Elementary and Boerne Middle School North. Inside Boerne city limits: 202 parcels on about 68 acres, 93% built out, median lot 0.193 acres, median value near $536,000.

The Woods of Boerne is a small, tucked-in neighborhood on Highway 46 East, essentially across the road from Champion High School. The name is accurate — this is one of the better-canopied newer subdivisions in town, and the street names lean into it: Alder Woods, Arbor Woods, Enchanted Woods, Massey Woods, Noble Woods, Woods Crossing.
It is easy to drive past. Entrances off a state highway rarely announce themselves, and this one does not.
The numbers
Kendall County Appraisal District parcel records show 202 parcels across roughly 68 acres, with 188 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 93% built out with only 68 total acres, this is a compact, essentially finished neighborhood. There is no future phase coming.
Lots: 10th percentile about 0.165 acres, median 0.193 acres, 90th percentile about 0.377 acres. Call it a fifth of an acre typical, with a handful of larger lots at the edges.
Current Kendall CAD market values on improved parcels: median near $536,000, 10th percentile around $435,000, 90th around $685,000. Appraisal-district values, not asking prices.
Housing stock
Single-family homes, mostly two-story, in the 2,300 to 4,100 square foot range depending on plan. Three-car garages are common. Elevations run stone-and-stucco with some board-and-batten accents. This was production-built to a move-up buyer, not a starter buyer — floor plans tend to include a study, a game room, and a formal dining room.
The lots being wooded is a real differentiator in this price band. Most subdivisions in Boerne at this price were scraped flat and replanted. Several streets here kept mature oaks, and it changes how the neighborhood feels in August.
Jurisdiction — inside the City of Boerne
Kendall CAD parcel records show the City of Boerne as a taxing unit on all 202 parcels. This is inside the city limits: city utilities, city police, city trash, and a city tax line. On a fifth-acre lot that is what you want — you are not dealing with a septic system or a well.
HOA
The HOA is mandatory. The association is Woods of Boerne Homeowners Association, Inc., managed by Alamo Management Company out of San Antonio (amended and restated TREC management certificate, recorded Kendall County Instrument #403047, filed October 22, 2025).
The filed certificate discloses the closing-table charges clearly: a $500 working capital assessment, a $250 resale transfer fee, and a $250 resale certificate fee, with rush tiers up to $450 and a $75 update fee. Those are reasonable and in line with peers.
The recurring dues amount is not disclosed on the management certificate, and we could not verify it from a primary source. Texas only requires transfer-related fees on that filing. Get the current annual or quarterly assessment from Alamo Management directly before your option period ends.
The community is commonly described as gated. We were not able to confirm that from a primary source, and the fact that it sits inside city limits raises the question of whether the streets are public or private. Verify it on a drive-through — it takes thirty seconds and it affects both access and who maintains the pavement.
Schools
Boerne ISD. A point inside the neighborhood returns Dr. Ferdinand L. Herff Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
This is a genuinely counterintuitive result and worth pausing on: The Woods of Boerne is directly across Highway 46 from Champion High School, but it is zoned to Boerne High School. Proximity is not zoning. If you are buying here specifically because of a school, run your exact address through the district's lookup and confirm it in writing. Boerne ISD also redrew elementary boundaries when Viola Wilson Elementary opened in August 2024, so anything published before then is unreliable.
Location and commute
Highway 46 East puts you a few minutes from the H-E-B and the main retail corridor, and a reasonable run to I-10 for the San Antonio commute. Downtown Boerne and the Hill Country Mile are close — a short drive, not walkable, but close enough to be routine.
Being on a state highway has the usual tradeoff. Access is excellent. Turning left out of the neighborhood at 5:15 p.m. is less excellent. Drive it at rush hour.
Amenities
Modest. There is no pool or clubhouse that we could confirm. The selling points here are the trees, the lot sizes, the location, and the small scale — 202 homes is a neighborhood you can actually learn.
If a pool or an amenity center is a requirement for you, this is not the one; Regent Park, Esperanza, and Southglen all have more.
Who it suits
It suits a move-up buyer who wants a larger house on a wooded lot inside Boerne city limits, with a short drive to shopping and a manageable commute. It suits someone who values mature trees and a finished, quiet neighborhood over an amenity package.
It does not suit a buyer who wants acreage or a view. It does not suit someone who wants a community pool, a gym, or an active social calendar. And it does not suit anyone assuming the high school across the street is the assigned high school — it is not.
