Sundance Ranch
Sundance Ranch is in Northside ISD, not Boerne ISD, despite a Boerne 78006 address — verified through Bexar County's school GIS and nine Boerne ISD address probes. It is Bexar County. Bexar records show 162 parcels, a half-acre median lot and a median appraised value near $770,000. The HOA bills trash at $73.20 quarterly.

Sundance Ranch is a half-acre-lot community off Toutant Beauregard Road near Scenic Loop, west of I-10 and southwest of Boerne. The street names are a geologist's and a botanist's list combined — Buffalo Clover, Campo Viejo, Clyde Rock, Colts Foot, Desert Rainbow, Eufaula, Hutton Stone, Purple Hackett, Pyrite, Spider Rock, Star Mica, Wild Sage.
It sits immediately next to Anaqua Springs Ranch, and it shares that community's two most important facts.
The school district — NOT Boerne ISD
Sundance Ranch is in Northside ISD.
We verified this two independent ways:
- Bexar County's own school district GIS layer returns Northside ISD for this location.
- Boerne ISD's own InfoFinder address lookup returns no assignment. We probed nine parcels spread across the community — Purple Hackett, Buffalo Clover, Star Mica, Wild Sage, Desert Rainbow, Clyde Rock. All nine came back outside Boerne ISD.
The address says Boerne, Texas 78006 — the same zip code as downtown Boerne. The schools are Northside ISD.
If you are moving to the area for Boerne ISD, Sundance Ranch does not deliver it. Verify the specific campus assignment with Northside ISD directly; we are not naming campuses we have not confirmed for this address.
The county
Sundance Ranch is in Bexar County. The association's filed management certificate records the subdivision plats in the Official Deed and Plat Records of Bexar County, Texas (Bexar County Document No. 20220034746, filed February 10, 2022), and Bexar County's parcel records carry all 162 parcels.
Not the City of Boerne. Not Kendall County. Bexar County tax rates, Bexar County services.
We could not confirm whether the community is in unincorporated Bexar County or inside a city's extraterritorial jurisdiction.
The numbers
Bexar County parcel records show 162 parcels, with a median lot of about 0.54 acres and a median total appraised value near $770,000. Construction runs 2007 through 2024, with a median year built of 2011 (Bexar County parcel GIS, retrieved September 2026).
Appraisal-district values, not asking prices.
The half-acre median lot is the distinguishing feature. That is roughly two and a half times the typical lot in Balcones Creek, Front Gate, Fallbrook or Sablechase, without moving into full acreage territory. For a buyer who wants meaningful separation from the neighbors but does not want to manage several acres, this is a useful middle ground — and there is not much else like it in the corridor.
Development timeline
The association's certificate records the Unit 1 Master Declaration executed October 19, 2007, with Unit 2 added in 2012 and Unit 2A in 2021. So the community platted in three stages over fourteen years, and construction has continued into 2024.
That means genuinely mixed vintages: some homes are approaching twenty years old, some are brand new. Pull the year built on the specific property; at this price point the difference between a 2008 house and a 2022 house is substantial.
HOA — including a fee most communities do not have
The HOA is mandatory. The association is the Lot Owners' Association for Sundance Ranch, Inc., a Texas nonprofit corporation managed by Diamond Association Management and Consulting of San Antonio.
The filed certificate discloses an unusual and useful level of detail:
- Transfer fee: $175
- Trash service: $73.20 per quarter, billed together with assessments
- Builder origination fee: $285
That quarterly trash charge is worth noting. In unincorporated county areas there is no municipal trash service, so the association contracts it and bills owners — roughly $293 per year on top of whatever the base assessment is. Buyers coming from a city, where trash is bundled into the utility bill, routinely miss this.
The base recurring assessment is not disclosed on the certificate. Get it from Diamond Association Management, and make sure you understand whether the trash charge is included in or additional to it.
Utilities
Not confirmed from a primary source. Look at the immediate neighbor for a clue: Anaqua Springs Ranch, directly adjacent, has SAWS municipal water and private homeowner-maintained septic. A similar arrangement at Sundance Ranch would be unsurprising, but that is an inference, not a verified fact.
Confirm the water provider and the wastewater arrangement in writing. If it is septic on a half-acre lot, pay close attention to the drainfield size, the system type, the permit, and whether there is room for a replacement field. Half an acre is workable for septic but it is not generous.
Amenities and gating
We could not confirm an amenity package or gating status from a primary source. Verify on the ground.
Location and commute
Off Toutant Beauregard Road near Scenic Loop, west of I-10. You are in the far northwest Bexar County corridor — closer to the I-10 and Loop 1604 retail and medical than to downtown Boerne, which is a real drive from here.
The Scenic Loop and Toutant Beauregard corridor is winding two-lane road in places. It is a pleasant drive and not a fast one.
Who it suits
It suits a buyer who wants a half-acre lot, a quiet wooded corridor, and reasonable access to northwest San Antonio, and for whom Northside ISD is fine or preferred. It suits people who want more land than a tract subdivision without taking on acreage.
It does not suit a family relocating for Boerne ISD schools — this is Northside ISD. It does not suit someone who wants to live in the town of Boerne. And it does not suit a buyer who budgets HOA dues without adding the quarterly trash charge and, most likely, septic maintenance.
