Spencer Ranch / The Birch at Spencer Ranch
Spencer Ranch — D.R. Horton's Birch at Spencer Ranch — is the newest community here: 65 parcels on about 29 acres, 22% improved, median Kendall CAD value near $325,000, annexed into Boerne city limits. Reporting describes an adjacent 112-acre mixed-use component with 560-plus multifamily units, entitlement unverified. The HOA charges a $525 Road Maintenance Assessment.

Spencer Ranch is the newest community in this guide, and it is still being built. The residential section under construction is marketed as The Birch at Spencer Ranch by D.R. Horton, on streets named Spencer Ranch, Hazel Peak, Mahogany Rapids and Sycamore Pond, off State Highway 46 on the west side of Boerne.
If you are reading this expecting an established neighborhood assessment, there is not one to give yet. What follows is what the public record actually shows.
The numbers — early days
Kendall County Appraisal District parcel records show 65 parcels covering roughly 29 acres, with only 14 carrying an improvement (Kendall CAD GIS parcel layer, retrieved September 2026). That is 22% built — the least-developed community in this guide.
Lots are small and uniform: 10th percentile about 0.12 acres, median 0.13 acres, 90th percentile about 0.23 acres. Roughly an eighth of an acre, which is a dense, entry-level suburban product.
Current Kendall CAD market values on improved parcels: median near $325,000, 10th percentile around $298,000, 90th around $459,000.
That median is the second-lowest in this guide, behind only Silver Hills. For new construction inside the City of Boerne with Boerne ISD schools, that is a genuinely notable entry point — and it is why this community is worth watching even though it is barely started.
Treat these figures with appropriate caution: with only 14 improved parcels on the roll, the statistics are drawn from a very small sample and will move as the community builds out.
What is actually planned here
Local reporting and builder materials describe a larger project than the 29 platted acres currently on the appraisal roll:
- The Birch at Spencer Ranch is described as a 71-acre single-family phase within a broader 183-acre residential project.
- A separate 112-acre mixed-use component has been discussed, with 560-plus low-rise multifamily units plus retail and office.
- The residential portion has been reported at 200-plus homes.
- Forestar Real Estate Group is developing the land; D.R. Horton is building the homes.
Take the multifamily and mixed-use component seriously as a buying consideration. If you purchase a single-family home here, you should understand what is entitled to be built next to you. Ask the builder for the approved development plan and the zoning, and ask the City of Boerne planning department directly rather than relying on a sales office. A 560-unit apartment component adjacent to your house is the kind of thing that ought to be a known quantity before you sign, not a surprise in year three.
Jurisdiction — annexed into the City of Boerne
Kendall CAD parcel records show the City of Boerne as a taxing unit on 64 of the 65 parcels. Local reporting has described the City annexing the Spencer Ranch land, which is consistent with the appraisal record.
So: inside the city limits, with City of Boerne utilities, city trash, Boerne PD, and a city property tax line. On eighth-acre lots, city water and sewer is the right arrangement.
HOA — and an unusual line item
The HOA is mandatory. The association is Spencer Ranch Residential Community, Inc., managed by Vision Communities Management (TREC management certificate; Master Covenant recorded as Kendall County Instrument No. 2021-365072, Community Manual as Instrument No. 2022-365742).
The filed fee schedule, effective July 1, 2022, is unusually detailed and includes one item worth flagging:
- Road Maintenance Assessment: $525.00
- Working Capital Assessment: $250.00
- Resale Certificate: $340.00
- Transfer Fee: $250.00
- Statement of Account: $50.00
- Refinance Certificate: $50.00
A Road Maintenance Assessment on a community inside city limits is notable. It suggests some or all of the streets are privately maintained by the association rather than by the City, which means the HOA carries the long-term repaving obligation. Ask directly: which streets are public and which are private, and does the association hold a funded reserve for pavement?
The recurring general assessment is not disclosed on the certificate. Get it from Vision Communities Management along with the road maintenance answer.
Schools
Boerne ISD. A point inside the community returns Fabra Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
Confirm your specific address. Boerne ISD redrew elementary boundaries in August 2024, and a community that is only 22% built is exactly the kind of place where zoning may be revisited as enrollment arrives.
Location and commute
State Highway 46 on the west side of Boerne. You are close to town — the H-E-B, downtown, and Boerne High School are all short drives. I-10 access is a bit further than from the south-side neighborhoods, so the San Antonio commute is moderate.
Amenities
None confirmed. At this stage of development, ask the builder what is committed in writing and what the HOA budget funds.
Who it suits
It suits a buyer who wants a brand-new house with a builder warranty, inside Boerne city limits, with Boerne ISD schools, at the lowest new-construction price point available in town. It suits first-time buyers priced out of Regent Park and Esperanza.
It does not suit anyone who wants a quiet, finished neighborhood — you will be living in a construction zone for years. It does not suit a buyer who wants land or privacy on an eighth of an acre. And it does not suit someone who has not asked what the adjacent 112 mixed-use acres are approved to become.
