Saddlehorn
Saddlehorn is one of the lowest-priced neighborhoods inside Boerne city limits: 140 parcels on roughly 32 acres, 94% built out, a 0.129-acre median lot and a median Kendall CAD value near $401,000 — the narrowest value band in this guide. City water, sewer and trash; Boerne ISD via Curington Elementary and Boerne High.

Saddlehorn is small, tight, and one of the more attainable places to buy a house with a Boerne address inside the city limits. Every street is named for a racetrack — Belmont, Churchill, Del Mar, Derby, Dover Downs, Pocono, Santa Anita, Retama — which is the kind of detail you only notice once and then never forget.
The numbers
Kendall County Appraisal District parcel records show 140 parcels across roughly 32 acres, with 132 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). That is 94% built out on a very small footprint. Thirty-two acres for 140 homes tells you most of what you need to know about density.
Lots: 10th percentile about 0.111 acres, median 0.129 acres, 90th percentile about 0.217 acres. These are small lots — roughly an eighth of an acre is typical.
Current Kendall CAD market values on improved parcels: median near $401,000, 10th percentile around $349,000, 90th around $467,000. That is the narrowest value band of any neighborhood in this guide, and among the lowest. Appraisal-district values, not asking prices.
A tight band like that is actually useful information for a buyer: it means homes here are similar to one another, appraisals are predictable, and you are unlikely to overpay by accident or find a hidden bargain. It is an efficient little market.
Housing stock
Conventional single-family production homes. The plat record includes both Saddlehorn Subdivision and a later phase called The Reserve at Saddlehorn (recorded in Kendall County plat records at Volume 7, Pages 53-55 and Volume 8, Pages 74-75 respectively, per the association's filed management certificate). Expect one- and two-story plans, attached front garages, modest front yards.
We were not able to verify square footage ranges or the original builder from a primary source. Saddlehorn has one of the thinnest public data trails of any established neighborhood in Boerne — there is no community website, no developer marketing page still standing, and very little written about it. Judge it by walking it rather than by reading about it.
Jurisdiction — inside the City of Boerne
Kendall CAD parcel records show the City of Boerne as a taxing unit on all 140 parcels. Inside the city limits: city water and sewer, city trash, Boerne PD, and a city tax line. On eighth-acre lots, city utilities are exactly what you want.
HOA
The HOA is mandatory. The association is Boerne Saddlehorn Homeowners Association, Inc., a Texas nonprofit corporation operating from a P.O. box in Boerne (TREC management certificate, Kendall County). Unlike most neighborhoods in this guide it is not run by an outside management company, which typically means lower overhead and slower response times.
The filed certificate discloses a $250 resale certificate processing fee. The recurring dues amount is not disclosed — Texas management certificates only require transfer-related fees — and we could not verify it from any primary source. Contact the association directly using the email on the filed certificate before your option period ends. Do not rely on a dues figure from a listing aggregator.
Schools
Boerne ISD. A point inside the neighborhood returns Curington Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
Confirm your address with the district. Boerne ISD opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries at that time, so any school claim on an older listing or blog post may be out of date.
Location and commute
Central. Saddlehorn sits well inside Boerne, which is the entire argument for it. You are close to schools, close to the H-E-B, close to downtown and the Hill Country Mile, and a straightforward run to I-10 for a San Antonio commute. For a price band this low, that location is unusual — most comparably priced inventory in the area is either further out or in Bexar County.
Who it suits
It suits a first-time buyer, a downsizer, or an investor who wants a Boerne address and Boerne ISD schools at the bottom of the local price range, with city utilities and a short drive to everything. It suits someone who wants low maintenance — an eighth of an acre is a yard you mow in twenty minutes.
It does not suit anyone who wants land, privacy, or distance from neighbors. It does not suit a buyer expecting an amenity package; we found no pool or clubhouse. And it does not suit someone who needs a lot of publicly available information before committing — you will have to go look, and you will have to call the HOA yourself.
