Sablechase is a gated subdivision off Old Fredericksburg Road near Ralph Fair Road, reached from I-10 West. It is one of the larger and slightly older communities in the 78015 corridor, and at a median appraised value just above $500,000 it is among the more accessible gated options in the area.

County and jurisdiction

Sablechase is in Bexar County. The SA Sablechase Homeowners Association's amended management certificate records the Declaration of Covenants under Bexar County Document No. 20080050593, with amendments and supplemental declarations for Units 1, 2, 3A and 3C all likewise in the Official Public Records of Bexar County, Texas (Bexar County Document No. 20230230820, filed December 20, 2023). Bexar County parcel records carry all 508 parcels.

The mailing address is Boerne, TX 78015 — postal geography. This is not the City of Boerne and not Kendall County. Bexar County tax rates apply, and there is no City of Boerne tax or service.

We could not confirm whether the neighborhood is in unincorporated Bexar County or inside a city's extraterritorial jurisdiction; no source places it inside an incorporated city.

The numbers

Bexar County parcel records show 508 parcels, with a median lot of about 0.212 acres (10th percentile 0.17, 90th percentile roughly 0.32 acres) and a median total appraised value near $514,000 (10th percentile around $415,000, 90th around $655,000). Construction runs from roughly 2010 through 2018 (Bexar County parcel GIS, retrieved September 2026).

Appraisal-district values, not asking prices.

The build window is worth noting: Sablechase finished around 2018, earlier than Fallbrook or Front Gate, which are still adding homes. That makes this a finished neighborhood — no construction traffic, mature-enough landscaping, and a settled community. It also means the oldest homes here are now approaching sixteen years, and first-replacement items are coming due.

Development timeline

The original Declaration was recorded in 2008 (Document No. 20080050593), with a first amendment the same year and supplemental declarations for Unit 2 in 2011, Unit 3A in 2012, and Unit 3C in 2013.

Some marketing copy dates the community to 2010. The recorded declaration says 2008. Trust the filing.

HOA

The HOA is mandatory. The association is SA Sablechase Homeowners Association, Inc., managed by Lifetime HOA Management — notably not the FirstService Residential office that handles Balcones Creek, Napa Oaks and Fallbrook.

One secondary source reports dues of $284 per quarter, roughly $1,136 per year. That figure is unverified against the association's own schedule and should not be relied on. If accurate it would be on the higher end for this corridor, which makes confirming it worth the call. Get the current fee schedule in writing from Lifetime HOA Management before your option period ends.

Amenities and gating

Pool, sports courts, playground, barbecue areas and a clubhouse. The community is consistently described as gated; we could not confirm whether the gates are staffed or automated.

That is a fuller amenity list than several higher-priced neighborhoods nearby, which may explain a higher assessment if the $284 quarterly figure turns out to be correct. Amenities cost money; the question is whether you will use them.

Schools

Boerne ISD. Bexar County's own school district GIS layer returns Boerne ISD for this location, and Boerne ISD's InfoFinder address lookup returns Van Raub Elementary, Boerne Middle School South, and Champion High School (both queried September 2026).

Verify your specific address. Boerne ISD opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries then, with Van Raub among the affected campuses.

And a warning specific to this corridor: Lost Creek, roughly a mile away off Ralph Fair Road, is not in Boerne ISD at all — it is Northside ISD. District boundaries here do not follow the roads or the zip code in any intuitive way. Do not assume a neighboring subdivision's schools apply to yours.

Utilities

Not independently confirmed. Confirm the water and wastewater provider in writing for the specific property.

Location and commute

Off Old Fredericksburg Road near Ralph Fair Road, about two miles from the I-10 West Ralph Fair exit. Interstate access is quick and the San Antonio commute is short.

Downtown Boerne is a drive up I-10, not a neighborhood amenity.

Who it suits

It suits a buyer who wants a gated neighborhood with a real amenity package, Boerne ISD schools, and a short commute, at one of the lower price points available for gated inventory in the corridor. It suits people who want a finished neighborhood rather than a construction site.

It does not suit a buyer who wants land, privacy, or the Hill Country setting. It does not suit someone who wants to be in the town of Boerne. And it does not suit a buyer who will not verify the dues — at a possible $1,100-plus per year, the assessment here is a real line item.
