Individual wells and on-site septic; unincorporated Kendall County, Boerne ISD.

Sabinas Creek Ranch is a gated acreage community north of Boerne, up FM 474 past where the town thins out. Streets include Sabinas Ridge, Sabinas Springs, Megan Ridge, Phillip Ranch, Spalten Ridge, Taylor Ridge and Wainright Springs. It is newer than most acreage subdivisions in the county, and it shows — paved roads, engineered entries, and a lot of very recent custom construction.
The numbers
Kendall County Appraisal District parcel records show 130 parcels covering roughly 774 acres, with only 79 currently improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 61% built out, this is the least-finished acreage community in this guide — meaning a meaningful share of what trades here is still raw lots, and you will have construction as a neighbor for years.
Lot sizes: 10th percentile about 3.23 acres, median 5.01 acres, 90th percentile about 10.19 acres. Five acres is the standard.
Current Kendall CAD market values on improved parcels: median near $1,335,000, 10th percentile around $1,045,000, 90th around $1,978,000. Appraisal-district values, not asking prices. Note how high the 10th percentile sits — there is essentially no entry-level product here. The architectural standards and the lot cost put a floor under it.
Housing stock
Custom and semi-custom homes on acreage, most built within the last decade. Journey Homes has marketed "Hill Country Series" and "Estate Series" product lines here. Prevailing style is contemporary Hill Country — limestone, metal roofs, large windows, the current regional vocabulary rather than the heavier 1990s look you see in older acreage subdivisions.
HOA
The HOA is mandatory. The association is Sabinas Creek Ranch Property Owners Association, managed by FirstService Residential San Antonio (TREC management certificate, plats recorded Kendall County).
The filed certificate discloses closing costs: a $375 resale certificate fee, a $340 transfer fee, and a $150 refinance fee.
The recurring assessment is not disclosed on the certificate and we could not verify it from a primary source. Get it from FirstService Residential directly. On a gated community with private paved roads, the assessment typically has to fund road maintenance, and road reserves are worth asking about specifically — ask whether the association has a funded reserve study for repaving.
Utilities — wells and septic
Sabinas Creek Ranch is on individual water wells and on-site septic systems. Listing utility data for properties here identifies well water and septic sewer, with Bandera Electric Cooperative for power.
Treat that as a core part of your diligence, not a footnote. Get the well log and depth, the pump and pressure tank age, and both a bacteriological and a mineral water test. Get the septic permit history from Kendall County's on-site sewage program and have the system inspected and pumped. Aerobic systems require ongoing maintenance contracts — find out which type is installed.
Jurisdiction and taxes
Kendall CAD shows no city taxing unit on Sabinas Creek Ranch parcels. This is unincorporated Kendall County — no city property tax, no city services. County sheriff, county permitting, rural fire response. The absence of a city tax line is a genuine and recurring savings; the absence of city fire protection is a genuine and recurring insurance consideration. Get a quote before you are under contract.
Schools
Boerne ISD. A point inside the community returns Curington Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
Confirm your specific address with the district. Boerne ISD redrew elementary boundaries in August 2024, and Sabinas Creek Ranch sits far enough north that boundary questions are reasonable.
Location and commute
From Boerne, Highway 46 to Esser Road north, which becomes FM 474. The community is roughly eight and a half miles from downtown Boerne. That is a real drive for groceries and a real drive for school, and the run to I-10 and then San Antonio is longer still.
The upside is what that distance buys: quiet, dark skies, and five acres of Hill Country without a neighbor's roofline in your view.
Who it suits
It suits a buyer building or buying a custom home on acreage who wants a gated entrance, paved roads, and architectural standards protecting the value of what they build. It suits people who want newer construction rather than a 1990s acreage home.
It does not suit a commuter with a fixed early start in San Antonio. It does not suit a buyer who wants a finished neighborhood — nearly 40% of the lots are still vacant and construction traffic is part of the deal. It does not suit anyone uncomfortable owning a well and a septic system. And it does not suit a buyer at the lower end of the Boerne market; there is no inexpensive way into this one.
