Regent Park

Regent Park is a new-construction neighborhood just off I-10 inside Boerne city limits in Kendall County: 484 parcels on about 171 acres, 94% built out, median lot 0.197 acres, median Kendall CAD value near $559,000. Amenities include a pool, recreation building with exercise room, pavilion, playground and trails. City water and sewer, no utility district.

Rocky hill terrain near the Texas Hill Country

Regent Park sits just off Interstate 10 on the south side of Boerne, close enough that the commute argument makes itself. The streets carry English and French names — Balmoral, Bretford, Cheslyn, Fanwick, Giverny, Haverton, Alcantara — on a conventional curvilinear plan with sidewalks and a community amenity center.

Clearing up a name collision first

There is a Regent Park in Shavano Park / San Antonio 78231 with its own homeowners association, and searching for "Regent Park HOA" will surface it. It is a different place.

The Boerne Regent Park has its own separate association whose plats — Units 1 through 4 and their phases — are recorded in the Deed and Plat Records of Kendall County, Texas (TREC management certificate for Regent Park Homeowners Association, Inc.). If you are reading HOA documents, make sure the recording county says Kendall.

The numbers

Kendall County Appraisal District parcel records show 484 parcels across roughly 171 acres, with 454 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). Roughly 94% built out, though new construction has continued in the later units.

Lots: 10th percentile about 0.152 acres, median 0.197 acres, 90th percentile about 0.287 acres. Builders market these as 50-foot and 60-foot lot widths.

Current Kendall CAD market values on improved parcels: median near $559,000, 10th percentile around $449,000, 90th around $715,000. Appraisal-district values, not list prices.

Housing stock

Production new construction from several national and regional builders — Highland Homes, Brightland Homes, M/I Homes, Kindred Homes and Journey Homes have all been active here. Plans run from modest single-story homes up through larger two-story plans with game rooms and studies. Elevations are stone-and-stucco in the current regional idiom.

Because the neighborhood has built out in units over several years, the earlier sections have grown-in landscaping and the newer sections do not. That is a visible difference on a tour and a real one in July.

Jurisdiction — inside the City of Boerne

Kendall CAD parcel records show the City of Boerne as a taxing unit on all 484 parcels. This is inside the city limits — city water and sewer, city trash, Boerne PD, and a city tax line on the bill. No well, no septic, no utility district levy. Compared with Esperanza, which is unincorporated and served by a water control and improvement district, Regent Park's tax structure is the more conventional of the two. Run the actual numbers on both before assuming which is cheaper.

HOA

The HOA is mandatory. The association is Regent Park Homeowners Association, Inc., managed by Great America Companies of San Antonio (TREC management certificate, plats recorded Kendall County).

The filed certificate discloses the closing-table charges specifically: a $250 transfer fee, a $500 capitalization fee, a $100 resale certificate fee, a $50 refinance fee, and a $25 statement of account fee. Those are clear and reasonable.

The recurring annual assessment is not disclosed on the certificate. A secondary source puts it in the range of $900 to $977 per year, but that is unverified and we would not publish it as fact. Confirm the current assessment with Great America Companies before your option period ends.

Amenities

This is one of Regent Park's stronger cards. The community has a pool, a recreation building with an exercise room, a party pavilion, a playground, walking trails, and community parks. For a neighborhood in this price band inside Boerne city limits, that is a fuller amenity package than most — Saddlehorn, the Woods of Boerne, and the Woods of Frederick Creek have nothing comparable.

We found no source describing Regent Park as gated, and its location inside city limits suggests public streets. Verify if it matters to you.

Schools

Boerne ISD. A point inside the neighborhood returns Kendall Elementary, Boerne Middle School South, and Champion High School through Boerne ISD's own InfoFinder lookup (queried September 2026).

Confirm your specific address. Boerne ISD redrew elementary boundaries when Viola Wilson Elementary opened in August 2024, and nearby Kendall Creek Estates — barely two miles away — now feeds Viola Wilson rather than Kendall Elementary. Boundaries in this part of the district are genuinely in motion.

Location and commute

Directly off I-10, roughly three miles from downtown Boerne. This is one of the best commuter positions in Kendall County: you are on the interstate almost immediately, and you are still close enough to town that the H-E-B and the Hill Country Mile are short trips.

The tradeoff is interstate proximity. Some lots are closer to I-10 than others and there is road noise. Stand in the backyard before you decide.

Who it suits

It suits a commuter who wants new construction, a pool and a gym, a Boerne address with city utilities, and the shortest practical drive to San Antonio. It suits families who want amenities without Esperanza's scale or utility district.

It does not suit a buyer who wants acreage, trees, or quiet — this is suburban and close-set. It does not suit someone sensitive to highway noise without checking the specific lot. And it does not suit anyone who wants the historic Boerne character.
