Ranger Creek

Ranger Creek is an older, loosely platted community west of Boerne along I-10 — 395 parcels, median lot 0.525 acres, median Kendall CAD value near $383,000 with a 10th percentile around $277,000, the lowest entry point in this guide. No management certificate is on file, but recorded deed restrictions may still run with the land.

Rolling green terrain in the Texas Hill Country

Ranger Creek is an older, loosely platted community west of Boerne along the I-10 corridor, with streets named for birds and Hill Country features — Arrowhead, Blue Heron, Blue Jay, Deer, Doeskin, Dove, Eagle, Flintrock, North View. It does not look like a modern subdivision and it was not built like one. Houses vary widely in age, size and condition, lots vary in size, and the overall feel is closer to a rural community that grew than a development that was planned.

The numbers

Kendall County Appraisal District parcel records show 395 parcels covering roughly 400 acres, with 373 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 94% built out, this is a long-established community.

Lot sizes: 10th percentile about 0.345 acres, median 0.525 acres, 90th percentile about 1.78 acres. Half an acre is typical, with a meaningful tail of larger lots.

Current Kendall CAD market values on improved parcels: median near $383,000, 10th percentile around $277,000, 90th around $577,000.

That 10th percentile figure is the story. At roughly $277,000, Ranger Creek has the lowest entry point of any community in this guide. If your budget is genuinely constrained and you want a Kendall County address with Boerne ISD schools, this is where to look. Appraisal-district values, not asking prices.

HOA status — unverified, and that cuts both ways

We searched the Texas Real Estate Commission's statewide HOA management certificate database and found no filed management certificate for a Ranger Creek property owners association.

Be careful how you read that. It is evidence, not proof:

  • It may mean there is no mandatory HOA — plausible for a community of this vintage and character, and consistent with the variation you see driving through it.
  • It may mean an association exists but has not complied with the Texas Property Code § 209.004 filing requirement.
  • It may mean an association is indexed under a name we did not match.

What it does not mean is that the land is unrestricted. Recorded deed restrictions run with the property whether or not an HOA exists to enforce them, and neighbors have standing to enforce them in many cases. If you are buying here because you want to park an RV, run a business, or put up a metal building, get the actual recorded restrictions from your title company and read them. Do not rely on "no HOA."

Also ask about road maintenance. Where there is no association, private road upkeep is either a county responsibility or an informal arrangement among owners, and the latter is a recurring source of disputes.

Housing stock

Highly variable. Because this community developed over decades rather than in phases, you will find small older homes, manufactured housing, substantial custom builds, and everything between, sometimes on the same street. Condition varies as much as style.

This is a neighborhood where the individual property matters far more than the neighborhood average, and where a thorough inspection is essential. Do not assume a value from a comp two streets over.

Utilities

Not verified. Expect wells and septic on the larger lots; some parts of the community may be on a shared or community water system given the half-acre typical lot size. Confirm in writing for the specific property, and get the septic permit history from Kendall County's on-site sewage program. On older properties, unpermitted or long-expired septic systems are a real possibility — check.

Jurisdiction and taxes

Kendall CAD shows no city taxing unit on Ranger Creek parcels. Unincorporated Kendall County — no city property tax, no city services, county sheriff, rural fire response.

The low tax rate is part of why the numbers work here.

Schools

Boerne ISD. A point inside the community returns Fabra Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).

Confirm your specific address with the district. Ranger Creek is spread out along the I-10 corridor and boundaries were redrawn in August 2024.

Location and commute

West of Boerne along I-10. Interstate access is good, which makes the San Antonio commute workable. Downtown Boerne and the H-E-B are short drives. This is not a remote location, despite the rural feel.

The tradeoff is the interstate itself — some parts of the community are close enough to hear it. Stand in the yard.

Who it suits

It suits a buyer on a real budget who wants a Kendall County address, Boerne ISD schools, half an acre, and a workable commute, and who is prepared to buy an older property and evaluate it on its own merits. It suits people who want fewer rules and are willing to accept fewer guarantees about what the neighbors do.

It does not suit a buyer who wants uniformity, covenant enforcement, or a predictable comp set. It does not suit someone who wants a new house. And it does not suit anyone who hears "no HOA on file" and assumes the land is unrestricted — get the title work and read it.
