Aerial view of a green Texas Hill Country valley

Napa Oaks is a gated subdivision off I-10 near Fair Oaks Parkway, on the ridge above the interstate. The hilltop position gives parts of the neighborhood long views south toward San Antonio, which is the main thing people remember about it.

One quick disambiguation

There is a Napa Oaks apartment complex on Napa Landing in the Boerne area, and there is Napa Oaks the single-family gated subdivision. They share a name and they are not the same property. If you are searching listings or reading reviews, check which one you are looking at.

County and jurisdiction

Napa Oaks is in Bexar County. The Napa Oaks Owners' Association's management certificate lists all subdivision plats — Units 1 through 7 plus 2A, 3.1, 6A and 6B — as recorded in the Official Deed and Plat Records of Bexar County, Texas (Bexar County Document No. 20220180234, filed July 22, 2022). Bexar County parcel records carry all 368 parcels.

The mailing address is Boerne, TX 78015. That is postal geography, not political geography. This is not the City of Boerne and not Kendall County. Your county tax rate is Bexar County's.

We could not confirm whether the neighborhood sits in unincorporated Bexar County or within a city's extraterritorial jurisdiction. Ask Bexar County for the specific address if permitting matters to you.

The numbers

Bexar County parcel records show 368 parcels, with a median lot of about 0.198 acres (10th percentile 0.15, 90th percentile roughly 0.33 acres) and a median total appraised value near $530,000 (10th percentile around $415,000, 90th around $720,000). Construction runs from roughly 2010 through 2024 (Bexar County parcel GIS, retrieved September 2026).

Appraisal-district values, not asking prices.

At a median around $530,000, Napa Oaks sits below Front Gate and Fallbrook and well below Balcones Creek in appraised value — which makes it one of the more accessible gated options in the 78015 corridor.

Housing stock

Production single-family homes. The earliest declaration of covenants, for Unit 1, was executed November 23, 2009, with later phases platted through the mid-2010s. Brightland Homes has been active here more recently.

Reported square footages span roughly 1,610 to 3,963 square feet, which is a wide range — this neighborhood contains genuinely different house sizes, from modest to substantial. Know which section you are in.

Because the build window spans 2010 to 2024, the older sections are now in the range where roofs, water heaters and first HVAC systems come due. The newer sections are not. That difference should show up in your offer.

HOA

The HOA is mandatory. The association is Napa Oaks Owners' Association, Inc., managed by FirstService Residential from its San Antonio office on Huebner Road — the same office that manages Balcones Creek and Fallbrook.

The recurring dues amount is not disclosed on the management certificate, and secondary sources vary widely, citing figures from $186 per quarter to $450 per year for individual properties. Those are inconsistent enough that none of them should be relied on. Get the current assessment in writing from FirstService Residential.

Amenities and gating

The community is described as gated — one description calls it "double gated," which likely refers to separate gated sections within the neighborhood. We could not confirm whether gates are staffed or automated.

There is a community pool off Napa Landing, positioned to take advantage of the long views toward San Antonio.

Schools

Boerne ISD. Bexar County's own school district GIS layer returns Boerne ISD for this location, and Boerne ISD's InfoFinder address lookup returns Van Raub Elementary, Boerne Middle School South, and Champion High School (both queried September 2026).

Note that Boerne ISD redrew elementary boundaries in August 2024 when Viola Wilson Elementary opened, and Van Raub was one of the campuses that received relief from that change. Verify your specific address with the district.

Utilities

Not independently confirmed. Confirm the water and wastewater provider in writing for the specific property. On fifth-acre lots in this corridor, a central system is likely, but "likely" is not a basis for a purchase decision.

Location and commute

Off I-10 near Fair Oaks Parkway. Interstate access is immediate, which makes this among the best commuter positions in this guide. Northwest San Antonio retail and medical are close. Downtown Boerne is a drive — you are in the 78015 corridor, not in the town.

The ridge position that gives the views also means some lots are close to I-10. Highway noise carries uphill. Stand in the backyard on a weekday before you commit.

Who it suits

It suits a commuter who wants a gated neighborhood, a pool, Boerne ISD schools, and a view, at a price below most of the surrounding gated communities. It suits buyers who want proximity to San Antonio more than proximity to Boerne.

It does not suit someone who wants acreage or the Hill Country setting. It does not suit a buyer sensitive to traffic noise without checking the specific lot. And it does not suit anyone assuming a Boerne mailing address means Kendall County taxes — it does not.
