Lost Creek

Lost Creek is in Northside ISD, not Boerne ISD, despite a Boerne 78015 mailing address — Bexar County's school district GIS and nine Boerne ISD address probes both confirm it. It is in Bexar County. Bexar records show 414 parcels, median lot 0.148 acres, median appraised value near $368,000, built 2006 to 2017.

Silhouetted trees against a Texas Hill Country sunset

Lost Creek is a large tract subdivision off Ralph Fair Road near I-10, built out in the second half of the 2000s. Its sections carry Spanish-mission names — Mission Bluff, Mission Haven, Mission Ledge, Mission Point, Mission Summit, Presidio Alley, Presidio Crest, Presidio Cliff, Presidio Sands — alongside Lost Creek Way and Lost Creek Gap.

It is one of the most affordable neighborhoods with a Boerne mailing address. It also carries the single most consequential misconception in this guide.

The school district — this is NOT Boerne ISD

Lost Creek is in Northside ISD.

Multiple real estate sources describe Lost Creek as a Boerne ISD neighborhood. That is wrong, and we tested it carefully because the stakes are high.

  1. Bexar County's own school district GIS layer returns Northside ISD for this location.
  2. Boerne ISD's own InfoFinder address lookup returns no assignment for Lost Creek addresses. We probed nine separate parcels spread from the south end of the subdivision to the north — Lost Creek Way, Lost Creek Gap, Presidio Sands, Mission Haven, Mission Bluff, Mission Point, Presidio Crest, Presidio Cliff. All nine came back outside Boerne ISD.

If you are buying in the Boerne area specifically for Boerne ISD schools, Lost Creek will not get you there. A buyer who relies on a listing that says "Boerne ISD" and does not verify would find out at enrollment.

Northside ISD is a large, well-regarded district — this is not a knock on the schools. It is a factual correction about which district you are in. Verify the specific campus assignment with Northside ISD directly. We are not naming campuses we have not confirmed for this address.

Note how tight this boundary is: Fallbrook and Sablechase, both roughly a mile away off Ralph Fair Road, are in Boerne ISD. Lost Creek is not. A mile is the whole difference.

Watch for two other Lost Creeks

The name collides badly:

  • Lost Creek Ranch Homeowners Association, Inc. is a completely separate community in Collin County — Plano, in the Dallas metro, roughly 300 miles from here. It has its own filed management certificate. Nothing about it applies to Boerne.
  • A third, unrelated Lost Creek subdivision exists near Loop 1604 and Judson Road in northeast Bexar County, zoned to North East ISD.

If you are reading HOA documents or reviews, confirm you are looking at the Ralph Fair Road community in Bexar County.

County and jurisdiction

Lost Creek is in Bexar County. The association's management certificate states the subdivision location as Bexar County directly (Bexar County Document No. 20210309138). Bexar County parcel records carry the community under Bexar County Block 4711D, with situs zips predominantly 78015.

Not the City of Boerne. Not Kendall County. Bexar County tax rates apply.

Whether the parcel sits in unincorporated Bexar County, the City of Boerne's extraterritorial jurisdiction, or Fair Oaks Ranch's ETJ we could not resolve. Ask Bexar County for the specific address.

The numbers

Bexar County parcel records for the CB 4711 Lost Creek sections show 414 parcels, with a median lot of about 0.148 acres and a median total appraised value near $368,000. Construction runs 2006 through 2017, with a median year built of 2008 (Bexar County parcel GIS, retrieved September 2026).

Appraisal-district values, not asking prices.

At a median around $368,000, Lost Creek is one of the most affordable neighborhoods in this guide with a Boerne mailing address — second only to Silver Hills and Spencer Ranch. If your budget is the binding constraint and Boerne ISD is not a requirement, this deserves a look.

Housing stock

Production tract homes from Centex and Pulte, built across the 2006-2017 window in sections marketed as The Bluffs of Lost Creek, Presidio of Lost Creek, The Summit of Lost Creek and The Hills of Lost Creek.

With a 2008 median build year, these homes are now approaching twenty. Original roofs, water heaters, and first HVAC systems are at or past replacement age. Budget for it and inspect accordingly — at this price point, a $15,000 deferred-maintenance surprise is a much bigger proportion of the deal than it would be at $900,000.

HOA

The HOA is mandatory. The association is Lost Creek Homeowners Association, Inc., managed by Spectrum Association Management of San Antonio.

The filed certificate discloses closing costs: a $200 administrative transfer fee, a $375 resale package fee, and a working capitalization fee equal to two months' assessments.

The recurring assessment is not disclosed in dollar terms — which is worth noting, because the working capital fee is defined as two months of it. Get the current monthly or annual assessment from Spectrum Association Management directly; you need it to compute your closing costs as well as your carrying cost.

Amenities and gating

We could not confirm an amenity package or gating from a primary source. Verify what exists before assuming.

Utilities

Not confirmed from a primary source. Confirm the water and wastewater provider in writing for the specific property.

Location and commute

Off Ralph Fair Road near I-10 West, roughly Exit 550. Interstate access is immediate and the San Antonio commute is short — genuinely one of the better commuter positions in this guide.

Downtown Boerne is fifteen minutes or so up the interstate.

Who it suits

It suits a budget-conscious buyer who wants a short San Antonio commute, a Boerne mailing address, and the lowest entry price in the 78015 corridor, and who is comfortable with a 2006-2017 tract home that needs some attention. It suits investors looking at rental yield in a high-demand commute corridor.

It does not suit a family relocating for Boerne ISD — this is Northside ISD. It does not suit someone wanting acreage or Hill Country character. And it does not suit a buyer who skips a thorough inspection on a house at the twenty-year mark.
