Field of Texas bluebonnets in full bloom

Kendall Woods Estates is an established acreage subdivision east of Boerne off FM 3351, with streets named Kendall Woods, Kendall View, Forest Ridge, Country Meadow, Lost Oaks, Oak Meadow, Oak Valley, Hide Away and Plantation. It is one of the older acreage communities in the area, and unlike the newer gated developments it has grown in — the trees are mature, the driveways are established, and it reads as a place people have lived for a long time.

The numbers

Kendall County Appraisal District parcel records show 135 parcels covering roughly 449 acres, with 126 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 93% built out, this is essentially finished. You are buying into a settled neighborhood, not a construction site.

Lot sizes: 10th percentile about 2.09 acres, median 3.0 acres, 90th percentile about 4.53 acres. Three acres is the standard lot — smaller than River Mountain Ranch or Sabinas Creek Ranch, which keeps the price down while still giving real separation.

Current Kendall CAD market values on improved parcels: median near $687,000, 10th percentile around $537,000, 90th around $938,000. Appraisal-district values, not asking prices.

That combination — three wooded acres, an established neighborhood, under $700,000 at the median — is the reason to look here. Very little else in Kendall County offers it.

Development era

The association's filed management certificate records plats from Unit 1 (Kendall County Document No. 1995-103575) through Unit 4 (Document No. 2005-199422). So the subdivision was platted starting in 1995 and expanded through 2005.

That matters for the housing stock: most homes here date from the late 1990s and 2000s. Expect the maintenance profile of a 20-to-30-year-old house — roofs, HVAC systems, water heaters, and septic systems that are at or past their first replacement cycle. Price that in.

We were not able to identify the original developer from a primary source.

HOA

The HOA is mandatory. The association is Kendall Woods Estates Owners Association, Inc., with a mailing address at 100 Kendall Wood Drive, Boerne, and a community website at kendallwoodsestates.com. It is run by volunteer officers rather than a professional management company (TREC management certificate, filed September 2025).

The filed certificate discloses a $250 first-request resale certificate fee. The recurring dues amount is not disclosed — Texas certificates only require transfer-related fees — and we could not verify it. Contact the association's officers directly using the information on the filed certificate.

A volunteer-run association at this scale usually means low dues and limited services. Ask specifically who maintains the roads and whether they are county-maintained or private.

Utilities

We could not verify water and wastewater service from a primary source. On three-acre lots in unincorporated Kendall County, individual wells and septic systems are the expected arrangement, but that is an inference and you should confirm it in writing for the specific property.

If it is a well and septic — and it almost certainly is — get the well log, depth, pump age, and a water quality test, plus the septic permit history from Kendall County's on-site sewage program. On 1990s-era systems this is not a formality.

Jurisdiction and taxes

Kendall CAD shows no city taxing unit on Kendall Woods Estates parcels. This is unincorporated Kendall County — no city property tax, no city services, county sheriff, rural fire response.

Schools

Boerne ISD. A point inside the neighborhood returns Cibolo Creek Elementary, Capt. Mark Tyler Voss Middle School, and Champion High School through Boerne ISD's own InfoFinder lookup (queried September 2026).

Be careful with older information about this neighborhood. Some secondary descriptions place Kendall Woods Estates on Ralph Fair Road and assign different schools; our parcel data puts it off FM 3351 east of Boerne. Verify your specific address with Boerne ISD directly, especially given the August 2024 elementary boundary redraw.

Location and commute

East of Boerne off FM 3351. This is a moderate drive — further out than the in-town subdivisions, considerably closer in than River Mountain Ranch or Champee Springs. You are a reasonable run from Highway 46 and from I-10, which makes the San Antonio commute workable if not short.

Who it suits

It suits a buyer who wants two to four wooded acres and a real house at a price that newer gated acreage communities cannot match, and who is comfortable with a home that is old enough to need attention. It suits someone who wants an established neighborhood with grown trees rather than a construction zone.

It does not suit someone looking for new construction, a gated entry, or an amenity package. It does not suit a buyer who wants an HOA that does things — this one is volunteer-run and light-touch. And it does not suit anyone who has not budgeted for the deferred maintenance that comes with 1990s and 2000s houses on septic systems.
