Kendall Pointe

Kendall Pointe carries a Boerne 78015 address, but unlike most 78015 neighborhoods it is in Kendall County — unincorporated, outside the City of Boerne. Kendall CAD shows 112 parcels on roughly 111 acres, 97% built out, a 1.0-acre median lot and a median value near $727,000. Boerne ISD; expect a well and septic.

Texas Hill Country bluebonnet field in spring

Kendall Pointe is a one-acre-lot neighborhood on the south side of Boerne, with a short, simple street list: Kendall Pointe, Kendall Ridge, Kendall, and Canyon. It is close to I-10, which makes it one of the more commuter-friendly acreage-adjacent neighborhoods in Kendall County.

The county question

Kendall Pointe carries a Boerne, TX 78015 mailing address, and most 78015 properties around here are in Bexar County. Kendall Pointe is not.

Kendall County Appraisal District parcel records show Kendall County on all 112 Kendall Pointe parcels, with no city taxing unit (Kendall CAD GIS parcel layer, retrieved September 2026). So: Kendall County, unincorporated, outside the City of Boerne.

That combination — Kendall County but not in the city — means you get Kendall County tax rates and Boerne ISD schools without a city property tax line, and correspondingly without city police, city trash, or city utilities.

The numbers

Kendall CAD records show 112 parcels covering roughly 111 acres, with 109 already improved (retrieved September 2026). At 97% built out this is a finished neighborhood.

Lot sizes are tightly clustered: 10th percentile about 0.65 acres, median 1.0 acres, 90th percentile about 1.19 acres. Essentially everyone is on an acre.

Current Kendall CAD market values on improved parcels: median near $727,000, 10th percentile around $607,000, 90th around $932,000. Appraisal-district values, not asking prices.

For a buyer who wants a full acre with Boerne ISD schools and good interstate access, this is one of the more efficient ways to get it — you are paying less than Bent Tree or Coveney Ranch for comparable or slightly smaller land, with a better commute.

Housing stock

Single-family homes on acre lots. The uniformity of lot size and the tight value band point to a coordinated development rather than a piecemeal one.

We were not able to verify the builder, build era, or square footage ranges from a primary source. Pull the year built and living area from the appraisal record for any specific property.

HOA

The HOA is mandatory. The association is Kendall Pointe Homeowners Association (TREC management certificate, recorded Kendall County).

The recurring assessment is not disclosed on the management certificate. Contact the association directly for current dues and the recorded restrictions before your option period ends.

Ask specifically about road maintenance. In unincorporated Kendall County, neighborhood roads are either county-maintained or private — and if they are private, the HOA carries the repaving obligation for 112 homes. Find out which it is and whether a reserve exists.

Utilities — likely well and septic

Not verified from a primary source. On one-acre lots in unincorporated Kendall County, individual wells and on-site septic systems are the expected arrangement. Confirm in writing for the specific property.

One acre is workable but not generous for a conventional septic drainfield, so look carefully at the septic permit, the system type — conventional or aerobic — and whether there is space to replace the field if it fails. Aerobic systems require an ongoing maintenance contract, which is a recurring cost most buyers do not price in. Get the permit history from Kendall County's on-site sewage program.

If it is a well: log, depth, pump age, pressure tank, and both bacteriological and mineral water testing.

Schools

Boerne ISD. A point inside the neighborhood returns Kendall Elementary, Boerne Middle School South, and Champion High School through Boerne ISD's own InfoFinder lookup (queried September 2026).

Confirm your specific address with the district. Boerne ISD opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries then, and neighborhoods in this part of the district were directly affected — nearby Kendall Creek Estates now feeds Wilson rather than Kendall Elementary.

Location and commute

South Boerne, close to I-10. This is the practical argument for Kendall Pointe: an acre of land and a short drive to the interstate is a rare combination around here. The San Antonio commute from this position is about as good as acreage living gets in Kendall County.

Downtown Boerne and the Highway 46 corridor are short drives. The H-E-B is easy.

Amenities

We found no confirmed community amenities. This is a residential acreage neighborhood — you are buying the lot size and the location.

Who it suits

It suits a commuter who wants an acre, Boerne ISD schools, and no city tax, and who is comfortable with a well and a septic system. It suits someone who wants land but cannot afford the drive time that usually comes with it. It suits buyers who want a finished neighborhood with predictable values.

It does not suit a buyer who wants city water and sewer on their acre — for that, Menger Springs is the answer, at a considerably higher price. It does not suit anyone wanting amenities or a gated entry. And it does not suit a buyer who assumes a 78015 zip means Bexar County tax rates; here it does not.
