Bluebonnet field under a Texas Hill Country sky

Kendall Creek Estates is a small neighborhood on the south side of Boerne near Scenic Loop Road, with streets named Deerwood Oaks, Katie, Sage Canyon, Shadow Knolls, Sutter Mills and Winding. At 102 homes it is the kind of place where the same cars are in the same driveways every evening.

The school change you need to know about

Kendall Creek Estates is now zoned to Viola Wilson Elementary, the campus Boerne ISD opened on Corley Road in August 2024.

A point inside the neighborhood returns Viola Wilson Elementary, Boerne Middle School South, and Champion High School through Boerne ISD's own InfoFinder address lookup (queried September 2026).

This matters because the Wilson opening moved roughly 469 students out of Van Raub, Fabra, and Kendall elementary zones, and Kendall Creek Estates sits in the part of the district where the redraw was most active. Any listing, blog post, or neighborhood page published before August 2024 that names this neighborhood's elementary school is probably wrong. Verify your specific address through the district before you rely on it — that goes double here.

The numbers

Kendall County Appraisal District parcel records show 102 parcels across roughly 27 acres, with 101 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). That is 99% built out — completely finished. There is one unbuilt parcel.

Lots are consistent: 10th percentile about 0.21 acres, median 0.22 acres, 90th percentile about 0.31 acres. Roughly a fifth of an acre across the board, which is slightly more generous than most Boerne subdivisions in this price band.

Current Kendall CAD market values on improved parcels: median near $427,000, 10th percentile around $359,000, 90th around $505,000. One of the more attainable established neighborhoods inside Boerne city limits. Appraisal-district values, not asking prices.

Housing stock

Single-family homes on fifth-acre lots. The uniform lot sizes and the tight value band suggest a single-phase production build rather than a neighborhood assembled over many years.

We were not able to verify the original builder, the build era, or square footage ranges from a primary source. Pull the year built and living area from the appraisal record on any specific property.

Jurisdiction — inside the City of Boerne

Kendall CAD parcel records show the City of Boerne as a taxing unit on all 102 parcels. Inside the city limits: City of Boerne water and sewer, city trash, Boerne PD, city tax line.

That is worth noting, because Kendall Creek Estates sits near the Scenic Loop corridor where a lot of nearby property is not in the city — and some of it is not even in Kendall County. Being inside the city here means municipal utilities rather than a well and a septic system.

HOA

The HOA is mandatory. The association is Kendall Creek Estates Homeowners Association, Inc. (TREC management certificate, recorded Kendall County).

The recurring dues amount is not disclosed on the management certificate. Contact the association directly for the current assessment and the recorded restrictions before your option period ends.

At 102 homes with public city streets and no confirmed amenity center, expect modest dues covering common-area maintenance and covenant enforcement. Ask what is actually included rather than assuming.

Amenities

We found no confirmed pool, clubhouse, or amenity center. This is a straightforward residential neighborhood. Buyers who want amenities at a similar price should compare against Southglen, which has a pool, or Regent Park, which has a pool and a fitness room.

Location and commute

South Boerne near Scenic Loop Road. You are well positioned for I-10 access, which makes this one of the better commuter neighborhoods in Boerne for anyone driving into San Antonio. Downtown Boerne and the Highway 46 retail corridor are short drives.

The Scenic Loop area has seen considerable growth, so expect more traffic on the surrounding roads than the neighborhood's small size would suggest.

Who it suits

It suits a buyer who wants a finished, quiet, in-city Boerne neighborhood at an accessible price, with a fifth-acre lot and a genuinely good commute to San Antonio. It suits families who want a new elementary campus — Wilson opened in 2024, which means new buildings and new systems.

It does not suit anyone who wants acreage or privacy. It does not suit a buyer who needs a community pool or trail system. And it does not suit someone relying on pre-2024 information about which schools this neighborhood attends.
