Indian Springs (Kendall County)

Indian Springs in Kendall County is the smallest community in this guide — 22 parcels on about 104 acres, median lot 3.96 acres, median Kendall CAD value near $661,000. Its volunteer-run POA files a $0 resale certificate, $0 transfer and $0 working capital fee. Do not confuse it with four Bexar County associations sharing the name.

Indian Springs is a very small acreage community west of Boerne off Highway 46, reached from Indian Springs Trail and Chinkapin Pass. With 22 parcels it is the smallest community covered in this guide, and it has one genuinely remarkable feature that we will get to.

First: there are several Indian Springs, and only one is this one

This is the most name-collided community in the Boerne area. There are at least four separate "Indian Springs" homeowners associations registered in Bexar County, clustered around the US-281 corridor in San Antonio 78258:

  • Indian Springs Property Owners Association, Inc.
  • Indian Springs Residential Community, Inc. (covering The Preserve at Indian Springs)
  • Indian Springs (Bexar Co.) Property Owners Association, Inc.
  • Indian Springs Estates Homeowners Association

The Kendall County community is a different place entirely, and its association knows it — the association's own legal name is literally "Indian Springs Property Owners Association – Kendall County, Texas." They put the county in the corporate name specifically to avoid this confusion.

Practical consequence: almost any general web search result about "Indian Springs" near San Antonio is about a Bexar County community, not this one. Claims you may encounter about a founding date in 1988, a Hillwood development history, a location twenty miles up US 281, a community pool and cabana, or a gated entrance all appear to belong to one of the Bexar County associations. Do not carry them over. We could not verify any of them for the Kendall County community.

The numbers

Kendall County Appraisal District parcel records show 22 parcels covering roughly 104 acres, with 14 improved (Kendall CAD GIS parcel layer, retrieved September 2026). Eight tracts remain unbuilt.

Lot sizes: 10th percentile about 3.15 acres, median 3.96 acres, 90th percentile about 5.16 acres. Four acres is typical.

Current Kendall CAD market values on improved parcels: median near $661,000, 10th percentile around $545,000, 90th around $1,042,000. Appraisal-district values, not asking prices.

At roughly four acres for a median in the $600,000s, this is among the better land-per-dollar positions in Kendall County — a function of scale, of being an older and plainer community, and of having no amenities to fund.

The POA — and the zero-dollar fee schedule

There is a mandatory association, and it is unlike any other in this guide.

The Indian Springs Property Owners Association – Kendall County, Texas is self-managed by volunteers — no management company, no professional agent. Its CC&Rs and bylaws are recorded in Kendall County records, and the filed management certificate was acknowledged before a notary in Kendall County.

The remarkable part: the certificate lists a resale certificate fee of $0.00, a transfer fee of $0.00, and a working capital charge of $0.00.

Every other association in this guide charges somewhere between $175 and $2,000 at closing. This one charges nothing. That is not an oversight in our research — it is what the filed certificate says.

The recurring annual assessment is not disclosed on the certificate, and with a volunteer board there is no management company to call. The certificate names a treasurer as the designated representative; contact the association directly through the information on that filing to learn what, if anything, owners pay annually.

A word of realism: a 22-lot volunteer association with no fees has very limited capacity. That means low cost and light-touch governance, and it also means limited ability to maintain shared infrastructure or enforce covenants. Ask specifically who maintains the roads and how that is paid for.

Utilities

Not verified from a primary source. On four-acre lots in unincorporated Kendall County, individual wells and on-site septic are the expected arrangement. Confirm in writing for the specific property, and get the well log, depth, pump age, and water quality testing, plus the septic permit history from Kendall County's on-site sewage program.

Jurisdiction and taxes

Kendall CAD shows no city taxing unit on Indian Springs parcels. Unincorporated Kendall County — no city property tax, no city services, county sheriff, rural fire response.

Schools

Boerne ISD. A point inside the community returns Fabra Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026). Confirm your specific address; boundaries were redrawn in August 2024.

Location and commute

West of Boerne off Highway 46, near Miralomas and not far from Tapatio Springs. Downtown Boerne and the H-E-B are a moderate drive. I-10 access is further than from the south-side neighborhoods, so the San Antonio commute is real.

Amenities

None that we could verify for the Kendall County community. Amenity claims you find online about "Indian Springs" near Boerne most likely describe a Bexar County association. Assume none here unless the POA tells you otherwise.

Who it suits

It suits a buyer who wants four acres, minimal HOA involvement, and essentially no association fees, and who is comfortable with a very small community and self-reliant infrastructure. It suits people who want land without a covenant regime that polices paint colors.

It does not suit anyone who wants amenities, professional HOA management, or the assurance that shared roads and entrances will be maintained on a schedule. It does not suit a daily San Antonio commuter. And it does not suit a buyer who found information about "Indian Springs" online without first checking which county it referred to.
