Rolling Hill Country hills covered in spring wildflowers

Highlands Ranch is a gated acreage community off Boerne Stage Road, southeast of Boerne proper. It is small — 111 parcels — and the lots are large, which puts it in a different category from the tract subdivisions that dominate this part of the corridor.

The county is in the HOA's legal name

This is the cleanest county confirmation in this entire guide, because the association put the answer in its own corporate name.

The association is legally called "Bexar County Highlands Ranch Homeowners Association, Inc."

That is not a typo and it is not a clerical quirk. The subdivision plats — Units 1 through 6 — are recorded in the Deed and Plat Records of Bexar County, and the association's management certificate was recorded with the Bexar County Clerk (Document No. 20260036472, filed February 27, 2026). Bexar County's parcel records carry all 111 parcels.

The mailing address is Boerne, TX 78006 — the same zip as downtown Boerne. The land is in Bexar County. Bexar County tax rates, Bexar County services, no City of Boerne anything.

A second naming caution: there is a large, well-known Highlands Ranch in Douglas County, Colorado, in the Denver metro. It dominates generic web searches for the name. Nothing you read about that place applies here.

The numbers

Bexar County parcel records show 111 parcels, with a median lot of about 3.56 acres (10th percentile roughly 1.5 acres, 90th percentile roughly 6 acres) and a median total appraised value near $1,062,000 (10th percentile around $700,000, 90th around $1,600,000). Construction runs from roughly 1999 through 2022 (Bexar County parcel GIS, retrieved September 2026).

Appraisal-district values, not asking prices.

The build window is the thing to notice. This community started around 1999 and filled in slowly over two decades. That means the housing stock spans 25 years, and the oldest homes here are a full generation older than the newest. A 1999 house and a 2022 house on adjacent three-acre lots are completely different purchases. Pull the year built on the specific property.

Housing stock

Custom homes on acreage, built to architectural guidelines. Descriptions of the community reference limestone exteriors and cedar shutters — the late-1990s and 2000s Hill Country idiom. Weston Dean Custom Homes has been active here.

HOA

The HOA is mandatory. The association is Bexar County Highlands Ranch Homeowners Association, Inc., managed by Diamond Association Management and Consulting of San Antonio.

The filed certificate discloses a $175 transfer fee and a $175 optional resale fee — among the lowest closing-table charges of any community in this guide.

The recurring assessment is not disclosed on the certificate. Get it from Diamond Association Management directly. On a gated community with private roads serving 111 large lots, ask specifically whether the association has a funded road reserve — with that few owners spreading pavement costs, it is a fair question.

Utilities — ask, and plan for septic

We could not verify water and wastewater service from a primary source.

Look at the nearest comparable: Anaqua Springs Ranch, a few miles away in the same Bexar County corridor, has SAWS municipal water but private homeowner-maintained septic on every lot. That combination is common in this area — municipal water reaches out along the corridor, centralized sewer does not.

Do not assume either way for Highlands Ranch. Confirm the actual water provider and the wastewater arrangement in writing. If it is septic — likely on three-and-a-half-acre lots — get the permit, the system type, and the service history, and note that systems installed in 1999 through the mid-2000s are now at or past typical service life.

Schools

Boerne ISD. Bexar County's own school district GIS layer returns Boerne ISD for this location, and Boerne ISD's InfoFinder address lookup returns Viola Wilson Elementary, Boerne Middle School South, and Champion High School (both queried September 2026).

That elementary assignment is recent. Viola Wilson Elementary opened in August 2024 on Corley Road, and Boerne ISD redrew elementary boundaries when it did. Any description of this community's schools written before then is likely wrong.

There is also a sharper local caution. Anaqua Springs Ranch and Sundance Ranch, both nearby off Toutant Beauregard and Scenic Loop, are in Northside ISD — not Boerne ISD. The Boerne ISD boundary runs through this area unevenly. Being on the Boerne ISD side is a real feature of Highlands Ranch, and it is not something you should assume applies to a neighboring subdivision, or that a neighboring subdivision's status applies here. Verify the exact address.

Location and commute

Off Boerne Stage Road, southeast of Boerne. You are between Boerne and northwest San Antonio, with reasonable access to I-10. The San Antonio commute is moderate and the drive into downtown Boerne is a genuine trip.

This is a quieter, more wooded corridor than the I-10 frontage subdivisions, and the acreage keeps neighbors at a distance.

Who it suits

It suits a buyer who wants three to six acres, a gated entrance, a custom home, and Boerne ISD schools while living in Bexar County. That last combination is genuinely hard to find and it is the main reason to look here.

It does not suit a buyer who wants new construction — most of this stock is 15 to 25 years old. It does not suit someone who wants amenities; there are none confirmed. And it does not suit anyone who skips well, septic, and utility diligence on an acreage property of this vintage.
