Front Gate
Front Gate is a gated new-construction neighborhood inside the Fair Oaks Ranch area, legally in Bexar County despite a Boerne 78015 address. Bexar records show 478 parcels, median lot 0.21 acres, median appraised value near $595,000. Boerne ISD applies. Because its plats sit in the Fair Oaks Ranch master list, you may owe two associations.

Front Gate is a gated master-planned neighborhood inside the Fair Oaks Ranch area, a few miles off I-10 outside Loop 1604. It is one of the more active new-construction communities in the corridor, and the address on a Front Gate listing will usually read Boerne or Fair Oaks Ranch, 78015.
County and jurisdiction
Front Gate is in Bexar County. The SA Front Gate Homeowners Association's amended management certificate lists every subdivision plat — Units 2B, 3, 4, 6, 8, 9 and 10 and their amendments — as recorded in the Official Public Records of Bexar County, Texas (Bexar County Document No. 20250138509, filed July 29, 2025). Bexar County parcel records carry all 478 parcels.
The Fair Oaks Ranch master association's own certificate separately lists a series of "FG" units among its Bexar County platted units, which ties Front Gate administratively to the larger Fair Oaks Ranch community.
What we could not confirm: whether Front Gate sits inside the City of Fair Oaks Ranch corporate limits or in its extraterritorial jurisdiction. That distinction affects city services, city taxes and permitting. Ask the City of Fair Oaks Ranch directly for the specific address — it is a five-minute phone call and it changes your tax bill.
What is certain: this is not the City of Boerne, and it is not Kendall County, regardless of the mailing address.
The numbers
Bexar County parcel records show 478 parcels, with a median lot of about 0.21 acres (10th percentile 0.16, 90th percentile roughly 0.35 acres) and a median total appraised value near $595,000 (10th percentile around $450,000, 90th around $815,000). Construction runs from roughly 2014 through 2024 (Bexar County parcel GIS, retrieved September 2026).
The earliest plat on the association's certificate — Unit 3 — was recorded in 2013, with later units recorded through 2022. So this is a community that has been building steadily for a decade and is still going.
Appraisal-district values, not asking prices.
Housing stock
Production new construction from several builders, including Highland Homes, Ashton Woods and Gehan Homes. Expect current-generation plans, design-center finishes, builder warranties, and the usual range from single-story three-bedroom plans up through larger two-story homes.
Lots were laid out to preserve mature oaks in places, and the community markets greenbelt frontage on some sections. Lot premiums for trees and greenbelt are real here — decide whether you are paying for something you will actually enjoy.
HOA — check for two
The HOA is mandatory. The association is SA Front Gate Homeowners Association, Inc.
One secondary source reports dues around $600 per year. That figure is not confirmed against the association's own schedule and we would not rely on it.
More importantly: because Front Gate's plats appear within the Fair Oaks Ranch master association's unit list, you may owe assessments to two associations — the Front Gate sub-association and the Fair Oaks Ranch master association (FORHA). That is a common structure in this corridor and it is a common budgeting surprise.
Ask explicitly: which associations will I be a member of, and what does each one charge? Get both fee schedules in writing before your option period ends.
Schools
Boerne ISD. Bexar County's own school district GIS layer returns Boerne ISD for this location, and Boerne ISD's InfoFinder address lookup returns Van Raub Elementary, Boerne Middle School South, and Champion High School (both queried September 2026).
Boerne ISD opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries at that time — Van Raub was one of the campuses that received enrollment relief. Front Gate remains zoned to Van Raub per our lookup, but given the recency of the change, verify your specific address with the district.
Some builder marketing references an elementary school within the community. Confirm what that refers to and whether your address is actually zoned to it.
Utilities
Not independently confirmed. Given the location within the Fair Oaks Ranch area, City of Fair Oaks Ranch water and wastewater service is plausible — that city operates its own utility, drawing wholesale water from the Guadalupe-Blanco River Authority plus groundwater wells. But we did not verify it for Front Gate specifically, and it depends on the city-limits question above. Confirm the actual water and wastewater provider in writing.
Gating
Described consistently as gated. We could not confirm whether the gates are staffed or automated. If that matters — and for many buyers it does — look at it on a tour.
Location and commute
A few miles off I-10 outside Loop 1604. This is one of the shortest commutes into San Antonio of any community in this guide. Downtown Boerne, by contrast, is a real drive — you are in the Boerne postal area, not the town.
Who it suits
It suits a buyer who wants new construction with a builder warranty, Boerne ISD schools, a gated neighborhood, and the shortest practical drive into San Antonio. It suits commuters who want the Boerne school district without the Boerne drive.
It does not suit a buyer who wants acreage or the Hill Country experience — this is suburban and close-set. It does not suit someone who wants to walk to downtown Boerne. And it does not suit anyone who has budgeted for one HOA without checking whether there are two.
