Quiet creek bank in the Texas Hill Country

Fallbrook is a gated subdivision off I-10 near Ralph Fair Road, on the Old Fredericksburg Road side between Fair Oaks Parkway and Ralph Fair. Streets include Anemone Bend and Narcissus Path — the plant-name convention that marks a lot of 2010s development in this corridor.

County and jurisdiction

Fallbrook is in Bexar County. The SA Fallbrook Property Owners Association's management certificate lists every subdivision plat — Units 1, 1A, 1B, 1C, 2, 3, 4, 5, 6 and 7A — as recorded in the Official Deed and Plat Records of Bexar County, Texas. Bexar County parcel records carry all 415 parcels.

The mailing address is Boerne, TX 78015, which is a postal designation. This is not the City of Boerne and not Kendall County. Bexar County tax rates apply.

We could not confirm from a primary source whether Fallbrook sits in unincorporated Bexar County or inside a city's extraterritorial jurisdiction. No source claims it is inside any incorporated city.

The numbers

Bexar County parcel records show 415 parcels, with a median lot of about 0.186 acres (10th percentile 0.15, 90th percentile roughly 0.30 acres) and a median total appraised value near $583,000 (10th percentile around $455,000, 90th around $800,000). Construction runs from roughly 2014 through 2024 (Bexar County parcel GIS, retrieved September 2026).

Appraisal-district values, not asking prices.

Housing stock

Production single-family homes. The original Declaration of Covenants for Fallbrook was executed September 6, 2013, with Unit 2 annexed in October 2014 — so this is a 2013-onward community, one of the newer ones in the corridor. D.R. Horton has been the primary builder in recent phases.

Reported square footages run roughly 2,006 to 3,795 square feet. Individual resale lots run about 0.19 to 0.23 acres, consistent with the parcel data.

A 2014-2024 build window means most homes here are still in their first decade. Systems are young. That is a real advantage over the older 78015 inventory.

HOA — the dues figures in circulation do not agree

The HOA is mandatory. The association is SA Fallbrook Property Owners Association, managed by FirstService Residential from its San Antonio office on Huebner Road — the same office that manages Balcones Creek and Napa Oaks.

The recurring dues amount is not disclosed on the management certificate, and here the secondary sources are genuinely contradictory. Individual listings have cited $416 semi-annually, $69 monthly, and $600 annually for different properties in the same community. Those cannot all be the current community-wide assessment.

Do not use any of those numbers. Get the actual current fee schedule from FirstService Residential in writing. This is a good example of why a dues figure copied from a listing site is worth nothing.

Amenities and gating

Neighborhood swimming pool, park, playground and clubhouse. The community is described as gated across multiple sources; we could not confirm whether the gates are staffed or automated.

For a community of this size and price point, that is a solid, standard amenity package.

Schools

Boerne ISD. Bexar County's own school district GIS layer returns Boerne ISD for this location, and Boerne ISD's InfoFinder address lookup returns Van Raub Elementary, Boerne Middle School South, and Champion High School (both queried September 2026).

Verify your specific address with the district. Boerne ISD opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries then, with Van Raub among the campuses affected. Fallbrook sits close to the boundary between the Van Raub and Fair Oaks Ranch Elementary zones — nearby Lost Creek, a mile or so away, is not even in Boerne ISD. Boundaries in this corridor are tight and consequential.

Utilities

Not independently confirmed. Confirm the water and wastewater provider in writing for the specific property before closing.

Location and commute

Off I-10 near Ralph Fair Road, roughly at Exit 550. Interstate access is immediate. This is one of the strongest commuter positions in this guide for anyone working in northwest San Antonio or downtown.

Downtown Boerne is a genuine drive from here — fifteen minutes or so up I-10 — so if the draw for you is the Hill Country Mile and the historic town, understand that you will be driving to it, not living in it.

Who it suits

It suits a commuter who wants a newer home, a gated neighborhood with a pool and a clubhouse, and Boerne ISD schools, with immediate I-10 access. It suits families who want a low-maintenance house with young systems.

It does not suit a buyer who wants acreage, privacy, or the Hill Country setting. It does not suit someone who wants to be in the town of Boerne. And it does not suit anyone who underwrites a payment using a dues figure pulled off a listing page — in this neighborhood especially, those numbers are all over the map.
