Clear creek flowing over limestone rock in the Texas Hill Country

Estancia at Thunder Valley is a gated ranch community west of Boerne, off the highway and up into the hills. The street names are all variations on one theme — Thunder, Thunder Canyon, Thunder Creek, Thunder Hill, Thunder Valley, Thunder Verde, and Estancia itself. It is one of the least developed and most private communities in the county, and it is built around an amenity package that is genuinely unusual.

The numbers

Kendall County Appraisal District parcel records show 87 parcels covering roughly 869 acres, with only 36 currently improved (Kendall CAD GIS parcel layer, retrieved September 2026). That is 41% built out — the lowest of any community in this guide. Most of Estancia is still land.

Tract sizes: 10th percentile about 3.0 acres, median 7.06 acres, 90th percentile about 17.3 acres. Seven acres is the typical holding, and the largest tracts are substantial.

Current Kendall CAD market values on improved parcels: median near $1,606,000, 10th percentile around $722,000, 90th around $2,674,000. Appraisal-district values, not asking prices. The spread reflects genuinely different properties — this is not a place where houses look like one another.

Development

The association's filed management certificate records a Master Declaration effective December 9, 2005, an Amended and Restated Declaration effective May 19, 2010, and a further amendment in December 2019. So the community dates to the mid-2000s and has been slowly filling ever since.

That 20-year, 41%-built trajectory tells you something honest about the market for it: tracts here move slowly. That is a buyer's advantage on price and a seller's problem on timeline. If you buy, plan to hold.

Amenities — the unusual part

Estancia's own materials describe an amenity set you will not find elsewhere in the county: an equestrian center, athletic and gym facilities, sport courts, a par-3 golf hole or short course, a skeet deck, trails, water features, and a resident longhorn herd. The community describes a gated entrance with an eight-foot security fence around the ranch.

These claims come from the community's own website rather than from an independent source. They are specific and plausible, but they are self-published. Verify which amenities are actually built and currently operating before you buy on the strength of them — amenity plans at slow-building communities have a way of remaining plans. Ask the POA what is funded and what is open.

HOA

The HOA is mandatory. The association is Estancia at Thunder Valley Property Owners Association, a Texas nonprofit corporation managed by Diamond Association Management and Consulting of San Antonio (TREC management certificate, recorded Kendall County Instrument, filed August 3, 2023).

The filed certificate discloses a $175 property transfer fee and a $175 optional resale fee — modest figures.

The recurring assessment is not disclosed and we could not verify it. This matters more here than in most communities: an equestrian center, a golf feature, a skeet range, private roads, and a livestock herd all cost money to run, and 36 improved lots is a small base to spread that across. Ask for the current assessment, the budget, and the reserve position before you commit. A community with expensive amenities and few paying owners is a setup for special assessments.

Utilities

Not verified from a primary source. On three-to-seventeen-acre tracts in unincorporated Kendall County, wells and on-site septic are the expected arrangement, but confirm it in writing rather than assuming. Get the well log and water quality testing, and the septic permit history from Kendall County.

Jurisdiction and taxes

Kendall CAD shows no city taxing unit. Unincorporated Kendall County — no city tax, no city services, county sheriff, rural fire response.

Schools

Boerne ISD. A point inside the community returns Fabra Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026). Confirm your specific tract with the district; boundaries were redrawn in August 2024.

Location and commute

West of Boerne, roughly three miles from I-10 by the community's own account, though the last stretch is ranch road. The drive into town for groceries or school is real. The commute to San Antonio is a commute.

Who it suits

It suits a buyer who wants a large private tract with horses, shooting, and trails at the doorstep and does not need to be anywhere in a hurry. It suits someone building a long-term place rather than trading up in five years. It suits a buyer who will do the diligence on the POA's finances.

It does not suit a commuter, a buyer who wants neighbors and a finished community, or anyone who needs liquidity — with 87 tracts and a slow absorption rate, resale here takes time. And it does not suit a buyer who takes the amenity list on faith without asking what is actually built and who pays for it.
