Hill Country vineyard on rolling Texas hills

Diamond Ridge is an acreage community southwest of Boerne with a gem theme running through every street sign — Blue Diamond, Brilliance, Crown Jewel, Gemstone, Heartstone, Marquise, Radiance, Regent, and Diamond Ridge itself. It is one of the more amenity-equipped acreage subdivisions in the county, which sets it apart from the plainer well-and-septic developments nearby.

The numbers

Kendall County Appraisal District parcel records show 120 parcels covering roughly 847 acres, with 86 currently improved (Kendall CAD GIS parcel layer, retrieved September 2026). About 72% built out — there is still vacant land trading here.

Lot sizes: 10th percentile about 3.05 acres, median 4.09 acres, 90th percentile about 10.58 acres. Four acres is the normal Diamond Ridge lot, with some substantially larger tracts.

Current Kendall CAD market values on improved parcels: median near $978,000, 10th percentile around $750,000, 90th around $1,352,000. Appraisal-district values, not asking prices.

Development era — sources disagree

The association's plat is recorded in Kendall County Map and Plat Records, Volume 4, Pages 264 through 271, and its management certificate was recorded May 24, 2022.

Secondary sources conflict on when the community was actually built out: one says it dates to 2004 with construction finishing around 2008, another says homes went up around 2011. We could not resolve that from a primary source. For a buyer it barely matters — what matters is the age of the specific house, which is on the appraisal record. Pull it.

HOA

The HOA is mandatory. The association is Diamond Ridge Property Owners Association, managed by Professional Community Management, an Associa company (TREC management certificate, recorded Kendall County, filed May 24, 2022).

The filed certificate discloses a detailed fee schedule: a $45 new account fee, a $375 resale certificate, a $75 resale certificate update, a $220 legacy account closure fee, and a $75 refinance statement.

The recurring assessment is not disclosed. Get it from Professional Community Management directly, and ask specifically what portion funds the amenity park and the roads.

Amenities — unusual for an acreage subdivision

Multiple sources describe a private owners' park with a lake, a clubhouse, tennis courts, and a covered pavilion with a barbecue grill. If accurate, that is a genuinely differentiated package — most acreage communities in Kendall County offer a gate and nothing else.

These descriptions come from real estate marketing pages rather than from the association, so verify what is actually built and open, and ask about the condition of the tennis courts and clubhouse specifically. Amenities at 120-lot communities can be under-funded simply because there are not many owners to spread costs across.

The community is consistently described as gated.

Utilities

Not verified from a primary source. On four-acre lots in unincorporated Kendall County, individual wells and on-site septic are the expected arrangement. Confirm in writing for the specific property, and if it is a well, get the log, the depth, the pump age, and a water quality test. Get the septic permit history from Kendall County's on-site sewage program.

Jurisdiction and taxes

Kendall CAD shows no city taxing unit on Diamond Ridge parcels. Unincorporated Kendall County — no city property tax, no city services, county sheriff, rural fire response. Get an insurance quote early; rural fire ratings affect premiums.

Schools

Boerne ISD. A point inside the community returns Fabra Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026). Confirm your specific address; boundaries were redrawn in August 2024.

Location and commute

Southwest of Boerne off the Highway 46 corridor. Closer in than Champee Springs or River Mountain Ranch, further out than the in-town subdivisions. The drive to the H-E-B and to Boerne High School is real but not punishing. I-10 and the San Antonio commute are a genuine haul.

Who it suits

It suits a buyer who wants three to ten acres with a gate and actual shared amenities — a lake, a clubhouse, courts — rather than just a fence and a road. It suits families who want land but also want somewhere for kids to go that is not the backyard.

It does not suit a daily San Antonio commuter. It does not suit someone who wants new construction; most of this stock is 15 to 20 years old. And it does not suit a buyer unwilling to do well and septic diligence, or unwilling to ask hard questions about how a 120-owner association funds a clubhouse and tennis courts over the long run.
