Coveney Ranch
Coveney Ranch is a gated acreage community off Highway 46 east of Boerne in unincorporated Kendall County — 91 parcels on about 379 acres, 89% built out, median lot 3.47 acres, median Kendall CAD value near $1,254,000. Homes date roughly 2000 to 2011, so roofs, HVAC and septic components are at first replacement.

Coveney Ranch is a gated acreage community off Highway 46 east of Boerne, with streets named Coveney, Canyon Bluffs, Horizon Crest, Scenic Bluffs, Outlook, Reserve and Morning. The naming is not accidental — this is bluff-and-canyon country, and the lots that sit on the edges have genuine long views.
The numbers
Kendall County Appraisal District parcel records show 91 parcels covering roughly 379 acres, with 81 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 89% built out, this is a settled community with only a handful of vacant lots left.
Lot sizes are unusually consistent: 10th percentile about 3.02 acres, median 3.47 acres, 90th percentile about 5.14 acres. Nearly everyone here is on three to five acres — there is very little variation, which makes values predictable.
Current Kendall CAD market values on improved parcels: median near $1,254,000, 10th percentile around $923,000, 90th around $1,683,000. Appraisal-district values, not asking prices. Note that the 10th percentile is over $900,000; there is no inexpensive entry point at Coveney Ranch.
Development timeline
The association's filed management certificate gives an unusually clear record: the Declaration for Unit 1 was executed August 30, 1999, Unit 2A was annexed July 10, 2000, and Unit 2B was annexed September 17, 2001. Secondary sources describe construction continuing to around 2011.
So the housing stock here spans roughly 2000 through 2011. Expect homes now 15 to 25 years old — a stage where roofs, HVAC systems, water heaters, and septic components are at or past their first replacement. On a house at this price point, that is a meaningful inspection and negotiation item, not a rounding error.
HOA
The HOA is mandatory. The association is Coveney Ranch Homeowners Association, Inc., managed by Diamond Association Management and Consulting of San Antonio (TREC management certificate, recorded Kendall County by the County Clerk, filed February 8, 2024).
The filed certificate discloses only a $175 transfer fee — one of the lowest closing-table charges of any community in this guide.
The recurring assessment is not disclosed on the certificate. Get it from Diamond Association Management directly. With a gated entrance and private roads across 379 acres, ask specifically whether the association has a funded road reserve; repaving is the expense that catches small acreage POAs.
One note for your title company: the certificate was notarized in Bexar County, which is simply where the management company's notary sits. The plats themselves — Units 1, 2A and 2B — are recorded in the Deed and Plat Records of Kendall County. The subdivision is unambiguously Kendall County.
Utilities
Not verified from a primary source. On three-to-five-acre lots in unincorporated Kendall County, individual wells and on-site septic systems are the expected arrangement. Confirm it in writing for the specific property. Given the 2000-2011 build era, septic systems here are old enough that an inspection and pump-out should be non-negotiable, and aerobic systems require an ongoing maintenance contract — find out which type is installed.
Jurisdiction and taxes
Kendall CAD shows no city taxing unit. Unincorporated Kendall County — no city property tax, no city services, county sheriff, rural fire response.
Schools
Boerne ISD. A point inside the community returns Dr. Ferdinand L. Herff Elementary, Capt. Mark Tyler Voss Middle School, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
Confirm your specific address with the district. Boerne ISD redrew elementary boundaries in August 2024 when Viola Wilson Elementary opened.
Location and commute
Off Highway 46 east of Boerne, in the same general corridor as Cordillera Ranch but considerably closer in. That is Coveney Ranch's practical advantage over the bigger acreage communities further out — you get three to five acres and a gate without the 25-minute drive to a grocery store.
The run to I-10 and then San Antonio is still a commute. Highway 46 east is a good road but it is not a fast one at 7:30 a.m.
Amenities
We found no confirmed community amenities. This is a gated acreage subdivision, not an amenity community — you are buying land, views, and privacy, and the low transfer fee reflects an association that does not run much. If you want a pool, a clubhouse, or courts, look at Diamond Ridge or Cordillera Ranch instead.
Who it suits
It suits a buyer who wants three to five acres with a view and a gate, reasonably close to Boerne, and who would rather pay for land than for amenities. It suits someone comfortable with an established home that will need work.
It does not suit a buyer who wants new construction, an amenity package, or an entry-level price. It does not suit a daily commuter into central San Antonio. And it does not suit anyone who skips well and septic diligence on a 20-year-old acreage home.
