Champion Heights is a mid-sized subdivision on the east side of Boerne off the Highway 46 corridor, with streets named Aspen, Champion, Destiny, Dovetail, Firefly, Gage, Vail and Parkview Terrace. It is an established, conventional neighborhood at a price point that keeps it in reach for a lot of buyers who want a Boerne address.
The school-name trap — read this first
The neighborhood is called Champion Heights. It sits near Champion High School. It is zoned to Boerne High School.
A point inside the neighborhood returns Dr. Ferdinand L. Herff Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder address lookup (queried September 2026).
This catches people. The subdivision name and the nearby campus both say Champion; the attendance zone does not. If you are buying here specifically so a student can attend Champion High School, verify your exact address with Boerne ISD in writing before you go under contract — and understand that a neighborhood name is marketing, not a zoning designation.
Boerne ISD also opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries at that time, so older listings and blog posts about this neighborhood's schools are unreliable.
The numbers
Kendall County Appraisal District parcel records show 216 parcels across roughly 93 acres, with 200 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). About 93% built out — a finished neighborhood.
The appraisal roll shows three platted units: Champion Heights Unit 1, Unit 2 and Unit 3.
Lots: 10th percentile about 0.138 acres, median 0.174 acres, 90th percentile about 0.27 acres. Conventional suburban lots, roughly a sixth of an acre.
Current Kendall CAD market values on improved parcels: median near $469,000, 10th percentile around $381,000, 90th around $577,000. That places Champion Heights toward the affordable end of established in-town Boerne neighborhoods. Appraisal-district values, not asking prices.
Housing stock
Single-family production homes across three units built at different times, so expect some variation in age and style between sections. One and two-story plans, attached garages, conventional stone-and-stucco or stone-and-siding elevations.
We were not able to verify the original builder or specific square footage ranges from a primary source. Pull the year built and living area from the appraisal record for any specific property rather than relying on listing copy.
Jurisdiction — inside the City of Boerne
Kendall CAD parcel records show the City of Boerne as a taxing unit on all 216 parcels. This is inside the city limits: City of Boerne water and sewer, city trash, Boerne PD, and a city tax line on the bill.
On a sixth-acre lot that is the right arrangement. You are not maintaining a well or a septic field, and emergency response is city rather than rural.
HOA
The HOA is mandatory. The association is Champion Heights Homeowners Association, Inc. (TREC management certificate, recorded Kendall County).
The recurring dues amount is not disclosed on the management certificate — Texas only requires transfer-related fees on that filing — and we could not verify it from any primary source. Contact the association directly for the current assessment and a copy of the recorded restrictions before your option period ends.
Ask specifically what the dues cover. In neighborhoods inside city limits with public streets and no pool, dues are typically modest and fund little beyond common-area landscaping and covenant enforcement.
Location and commute
East Boerne off the Highway 46 corridor. You are close to the Highway 46 retail, close to the H-E-B, and a short run to downtown Boerne and the Hill Country Mile. I-10 access for the San Antonio commute is reasonable.
This is a genuinely convenient location, and combined with the price band it is one of the better practical values inside the city limits.
Amenities
We found no confirmed community pool or clubhouse. If an amenity package matters to you, Regent Park and Southglen both have pools at similar or slightly higher price points.
Who it suits
It suits a first-time or move-up buyer who wants an established Boerne address inside the city limits, city utilities, and a short drive to everything, without paying for acreage or amenities. It suits commuters. It suits someone who wants a finished neighborhood with no construction traffic.
It does not suit a buyer who wants land, privacy, or a view. It does not suit someone who needs a community pool. And it very specifically does not suit a family buying for Champion High School on the assumption that the neighborhood's name guarantees the zoning — it does not.
