Bent Tree
Bent Tree is a 103-parcel acreage neighborhood north of Boerne in unincorporated Kendall County, 91% built out. Lots are uniform at a 1.12-acre median; Kendall CAD market values run near $948,000. Boerne ISD — Curington Elementary, Boerne Middle North, Boerne High. No city taxes or services; expect a well and septic.

Bent Tree is a small acreage neighborhood north of Boerne with streets named for Hill Country plants — Anacacho, Madrone, Nolina, Spike Rush, Switchgrass — plus Bent Tree itself. It occupies a useful middle position that not many Kendall County neighborhoods do: roughly an acre per lot, which is enough for real separation without committing you to five acres of brush management.
The numbers
Kendall County Appraisal District parcel records show 103 parcels covering roughly 142 acres, with 94 already improved (Kendall CAD GIS parcel layer, retrieved September 2026). At 91% built out, this is a finished neighborhood with only a handful of lots left.
Lot sizes are remarkably uniform: 10th percentile about 1.04 acres, median 1.12 acres, 90th percentile about 1.46 acres. Almost everyone is on roughly one acre. That consistency is unusual and it makes comparables clean — appraisals here are predictable in a way they are not in neighborhoods with wide lot variation.
Current Kendall CAD market values on improved parcels: median near $948,000, 10th percentile around $835,000, 90th around $1,128,000. A tight band. Appraisal-district values, not asking prices.
Housing stock
The appraisal roll shows three platted units — Bent Tree Unit 1, Unit 2 and Unit 3 — clustered north of town off the Curington Elementary side of Boerne. Homes are custom to semi-custom on acre lots, generally substantial, in the Hill Country vernacular.
We were not able to verify the original developer or a specific build era from a primary source. Pull the year built on the specific property from the appraisal record rather than relying on a listing description.
HOA
The HOA is mandatory. The association is The Property Owners Association at Bent Tree, Inc. (TREC management certificate, recorded Kendall County).
The recurring assessment is not disclosed on the management certificate — Texas only requires transfer-related fees on that filing. Contact the association directly for the current dues figure and for the recorded restrictions before your option period ends.
On a 103-lot neighborhood with private roads, ask specifically about road maintenance: who does it, how it is funded, and whether there is a reserve. Small associations frequently under-fund pavement and then face a special assessment.
Utilities
Not verified from a primary source. On one-acre lots in unincorporated Kendall County, individual wells and on-site septic are the expected arrangement, though at this lot size a shared or community water system is also possible. Do not guess — confirm in writing for the specific property.
An acre is on the smaller side for a conventional septic drainfield, so pay particular attention to the septic permit, the system type, and whether there is room to replace the field if it fails. Get the permit history from Kendall County's on-site sewage program.
Jurisdiction and taxes
Kendall CAD shows no city taxing unit on Bent Tree parcels. Unincorporated Kendall County — no city property tax, no city services, county sheriff, rural fire response.
That is the central trade at Bent Tree: you are close enough to town that city services would be convenient, but you do not get them, and you do not pay for them either.
Schools
Boerne ISD. A point inside the neighborhood returns Curington Elementary, Boerne Middle School North, and Boerne High School through Boerne ISD's own InfoFinder lookup (queried September 2026).
Confirm your specific address with the district. Boerne ISD opened Viola Wilson Elementary in August 2024 and redrew elementary boundaries at the same time.
Location and commute
North of Boerne, in the same general area as Durango Reserve and the Overlook. This is one of the closer-in acreage neighborhoods — the drive to downtown Boerne, to the H-E-B, and to Boerne High School is short by Kendall County standards. I-10 access is reasonable, though the San Antonio commute is still a commute.
For a buyer who wants an acre but does not want to spend their life driving, Bent Tree's position is its strongest feature.
Amenities
We found no confirmed community amenities. This is a residential acreage neighborhood — the amenity is the lot size and the quiet.
Who it suits
It suits a buyer who wants about an acre, a substantial house, and a short drive into Boerne, without the isolation of the five-acre communities further out. It suits people who want room for a shop or a pool but do not want to manage pasture. It suits someone who values predictable comparables and a stable, finished neighborhood.
It does not suit a buyer at the lower end of the market — the 10th percentile here is over $800,000. It does not suit someone who wants an amenity package or a gated entry with a guard. And it does not suit anyone who wants city water and sewer; on an acre in unincorporated Kendall County you should plan on a well and a septic system until proven otherwise.
