Balcones Creek
Balcones Creek carries a Boerne 78006 address but is legally in Bexar County, not Kendall — so Bexar County tax rates apply. It is still Boerne ISD, currently Viola Wilson Elementary, Boerne Middle School South and Champion High School. Bexar records show 606 parcels, median lot 0.195 acres, median appraised value near $633,000.

Balcones Creek is a large master-planned community east of I-10 near Dietz Elkhorn Road, close to Fair Oaks Ranch. The street names are a mix of Hill Country wildlife and German settler surnames — Axis View, Bambi Place, Barefoot Way, Bearcat, Becker Crossing, Benedikt Path, Bettina, Catell — which is a fair description of the area's history in a single street index.
The county fact — this is the important part
Balcones Creek has a Boerne, Texas 78006 mailing address. 78006 is Boerne's own zip code. Nearly every listing you will read describes it as a Boerne community.
Balcones Creek is in Bexar County. It is not in Kendall County, and it is not in the City of Boerne.
Two independent sources confirm it. Bexar County's parcel records carry all 606 Balcones Creek parcels, with legal descriptions written against Bexar County Blocks — "CB 4707H (BALCONES CREEK UT-1A)" and similar — and 553 of those 606 parcels show a 78006 situs zip (Bexar County parcel GIS, retrieved September 2026). Separately, the community's HOA management certificate records the master covenant and every unit plat, Units 1 through 10 plus 1A, 1B, 2A, 2B and the Holman Acres Enclave, in the Official Deed and Plat Records of Bexar County, Texas.
Why this matters to you, concretely:
- Your county tax rate is Bexar County's, not Kendall County's. They are different. Model the actual bill.
- You are not in the City of Boerne. No Boerne city tax, no Boerne PD, no City of Boerne utilities.
- Permitting and county services run through Bexar County.
A zip code is a postal delivery route. It is not a county line, and in this corridor the two do not track each other. Any page that tells you Balcones Creek is in Kendall County because the mail says Boerne is wrong.
The numbers
Bexar County parcel records show 606 parcels in Balcones Creek, with a median lot of about 0.195 acres (10th percentile 0.15, 90th percentile roughly 0.35 acres) and a median total appraised value near $633,000 (10th percentile around $470,000, 90th around $860,000). The median year built is 2017, with construction running through 2024 (Bexar County parcel GIS, retrieved September 2026).
Those are appraisal-district values, not asking prices.
A 2017 median build year makes this one of the newer established communities in the area — old enough to be finished and landscaped, new enough that major systems have not yet come due.
Housing stock
Multi-builder production construction. Highland Homes, Perry Homes, Sitterle Homes, M/I Homes and CalAtlantic have all built phases here, across sections marketed as The Estates, The Gardens and The Preserves. Homes commonly run over 3,000 square feet, with four to five bedroom plans and three-car garages available.
New-construction phases are reported sold out, so this now trades as a resale market.
HOA
The HOA is mandatory. The association is Balcones Creek Residential Community, Inc., managed by FirstService Residential from its San Antonio office on Huebner Road (TREC management certificate, Bexar County Document No. 20240157184, filed August 28, 2024). The master covenant was executed effective March 21, 2013.
Note that the same FirstService Residential office manages Napa Oaks and Fallbrook — so the management address tells you nothing about which community is which, and nothing about what county any of them is in.
The recurring dues amount is not disclosed on the management certificate. Texas only requires transfer-related fees on that filing. Get the current assessment from FirstService Residential directly before your option period ends.
Amenities
Controlled access, a resort-style pool, a clubhouse, parks, and jogging trails. For a community of 606 homes this is a full amenity package, and it is a meaningful part of what the dues fund.
Schools — Boerne ISD, and a recent change
Balcones Creek is in Boerne ISD, despite being in Bexar County. Bexar County's own school district GIS layer confirms Boerne ISD for this location, and Boerne ISD's InfoFinder address lookup returns Viola Wilson Elementary, Boerne Middle School South, and Champion High School (both queried September 2026).
Pay attention to that elementary assignment. Viola Wilson Elementary opened in August 2024, and Boerne ISD redrew elementary boundaries when it did, moving roughly 469 students out of the Van Raub, Fabra and Kendall zones. Balcones Creek was affected. Any listing or neighborhood page published before August 2024 that names this community's elementary school is likely out of date. Verify your specific address with the district.
Location and commute
East of I-10 near Dietz Elkhorn Road, adjacent to Fair Oaks Ranch. Interstate access is good, and the drive into San Antonio is short by the standards of anything with a Boerne address. Downtown Boerne itself is further — you are closer to San Antonio than to the Hill Country Mile.
Who it suits
It suits a buyer who wants a large, newer home with a full amenity package, Boerne ISD schools, and a genuinely short commute into San Antonio. It suits families who will use a pool and trails.
It does not suit someone who wants to be in the town of Boerne — you are not, and the drive to downtown is real. It does not suit a buyer who wants acreage; lots are about a fifth of an acre. And it does not suit anyone underwriting a payment on Kendall County tax assumptions, because the county here is Bexar.
